๐กCANADA HOUSING MARKET UPDATE | JULY 2026
The housing market is showing signs of becoming more balanced.
According to CREAโs July 2026 data:
๐ 43,578 homes sold โ down 5.3% from July 2025, but up 0.5% from June
๐ Average home price: $674,819 โ up 0.2% year-over-year
๐ MLSยฎ Home Price Index: +0.1% month-over-month
๐ New listings: down 1.6% from June
โ๏ธ Sales-to-new-listings ratio: 51.3% โ within balanced-market territory
๐๏ธ 4.7 months of inventory โ the lowest level so far in 2026
The bigger story? Sales have now improved for four consecutive months, while new listings and available inventory are tightening.
Ontario and the Greater Golden Horseshoe have also moved away from the buyer-market conditions seen earlier this year and toward a more balanced market.
๐ For Buyers: Opportunities and negotiating room still exist, but conditions could become more competitive if inventory continues tightening.
๐ For Sellers: Buyers are returning, but proper pricing remains critical. Well-priced homes are in a much stronger position to attract attention.
