Sometimes… yes.

When a great home hits the market—especially one that checks a lot of boxes—waiting even a few days to book a showing can mean you're making a decision after other buyers have already made theirs… and in our market, that often means it will already be pending or sold before you even get in the door.

And in a sellers market, unfortunately, we don’t always have the luxury of time. If you want to see it, we often need to move quickly—especially in that $300,000–$400,000 price point, where so many other buyers are actively searching for the same type of homes.

That doesn't mean I want you panic-buying.

It means I want you prepared.

Some seasons make sense while you’re living them. Others only make sense when you look back. ā¤ļø

We’re getting close to that ā€œin-betweenā€ season again — soaking up the last bit of summer while knowing school, earlier mornings, sports and busier schedules are just around the corner.

I used to want every new season figured out immediately. The routine, the answers, the rhythm… all of it. But I’m learning to adjust as I go, give myself grace and enjoy the season I’m actually in.

And if I’m being really honest… I miss having my kids at home and running after them. šŸ˜‚ā¤ļø If you had told me that when I was in the thick of those crazy busy years, I NEVER would have believed you! Funny how some of the busiest seasons become some of the ones you miss the most.

ā€œTrust in the Lord with all your heart and lean not on your own understanding.ā€ — Proverbs 3:5 šŸ™

It also reminds me how much home matters. šŸ” Whether it’s where you’re raising your family now or the home that will be part of your next chapter, there’s something special about having a place that feels like yours through all of life’s changing seasons.

Today I’m grateful for the last little bit of summer, the fresh start ahead and the reminder not to rush through the season I’m in. ā¤ļø

Thinking about buying your first home in Medicine Hat? Here’s what I want you to know about our current market. šŸ‘‡

The July numbers are in, and there are a few things buyers should be paying attention to.

šŸ” 177 homes were in inventory — up 24% from last July.
šŸ”‘ 147 new listings came onto the market.
šŸ“Š 109 homes sold during the month.
šŸ’° The average residential sale price was $393,928, up 6.5% year-over-year.
ā° And we’re sitting at just 1.62 months of supply.

So what does that mean if you're a first-time buyer?

There are more homes to choose from than there were a year ago — but good homes can still move quickly.

And here's something I think is especially important: you don't necessarily need a $400,000+ budget to get into the market. July saw sales in several price ranges, including homes under $300,000 and a strong number of sales between $300,000–$399,999.

Your first home doesn't have to be your forever home. ā¤ļø It can simply be the home that gets you started.

Okay… is an office ever really finished? šŸ˜‚ I’m still thinking an area rug and a little more greenery might find their way in here, but I couldn’t wait any longer to share it!

A little behind the scenes of this season of life… ā¤ļø

There’s something both exciting and a little scary about deciding to really bet on yourself.

For me, that has meant stepping away from the comfort of what I knew and putting my energy into growing my real estate business full time.

I’m learning as I go. I’m building routines, creating a space that feels like me, showing up more consistently, meeting new people and reminding myself that growth doesn’t always happen overnight.

But I also know that some of the best things in my life have happened when I’ve been willing to get uncomfortable and take the chance.

So here’s to building something you’re proud of—even when you don’t have every step figured out yet. šŸ¤Ž

Can I let you in on something? You don’t have to be ready to put a FOR SALE sign on your lawn before you call me. ā¤ļø

I think sometimes people hesitate to reach out to a REALTORĀ® because they’re worried it means they have to be ready to list their home right now.

You absolutely don’t.

In fact, some of the best conversations I have with homeowners happen months before they’re actually ready to sell.

Maybe you’re wondering what your home might be worth. Maybe you know there are a few things around the house that need some attention, but you have no idea which projects are actually worth spending money on before selling.

Or maybe selling has just started crossing your mind and you’re thinking...

If I sell this house, where am I going next? Can I afford what I want? Do I sell first or buy first? Does moving even make sense for me right now?

Those are exactly the conversations I’m here for.

I can come by, take a look at your home, talk about its approximate market value, point out what I would tackle before listing — and sometimes more importantly, tell you what I wouldn’t spend your money on.

There’s no pressure and no expectation that you’re listing tomorrow.

Sometimes we make a plan for next month. Sometimes it’s six months from now. And sometimes we realize staying exactly where you are makes the most sense for the time being.

šŸ” THE HOUSE JUST HIT THE MARKET… WHY THE RUSH?

I get it. A house gets listed today and it feels like you should have a little time to think about it.

But in a competitive market, sometimes you don’t.

If you send me a listing and say ā€œTina, I LOVE this one!ā€ there’s a pretty good chance my next question is going to be:

ā€œOkay… how soon can you see it?ā€ šŸ˜‚

Not because I want you to feel rushed into buying a home, but because I also don’t want you to miss out simply because we weren’t prepared.

That’s why I talk so much about getting pre-approved before we find the house you love.

When the one hits the market, I want us ready to book the showing, know your numbers and, if you decide it’s the right home, talk about how we can put together a strong offer.

And if we’re competing? That’s where strategy matters—price, deposit, conditions, timelines and the little details that can help your offer stand out while still protecting you as the buyer.

ā¤ļø Finding the house is the exciting part. Being prepared gives us the opportunity to actually get it.

Sometimes the plan doesn’t look anything like your plan. ā¤ļø

I think it’s human nature to want to know the plan.

We want to know what’s coming next. We want reassurance that the decisions we’re making are the right ones, that the work we’re putting in is going to pay off, and that somehow everything is going to work out the way we hope.

But life doesn’t really work that way — especially as an entrepreneur running my own real estate business.

There’s no guaranteed paycheque. No guarantee that the deal you’ve been working on will come together. Some weeks everything seems to fall perfectly into place, and other weeks you can work incredibly hard and still have no idea what’s coming next.

And I’ll admit, that uncertainty can be scary.

I would love to see the whole plan laid out in front of me. But I’m learning that I don’t need to.

ā€œFor we walk by faith, not by sight.ā€ — 2 Corinthians 5:7 šŸ™

All I can do is show up, work hard, take care of the people who trust me, make the best decisions I can with what’s in front of me — and trust God with everything I can’t control.

And that isn’t just business. It’s life, relationships, family and whatever the future might hold.

Maybe faith isn’t about knowing how everything is going to work out.

Maybe it’s trusting that you don’t need to know the whole plan to take the next step. ā¤ļø
