In October, new listings and sales were both up year-over-year but inventory fell to only 133 listings, almost 16% decrease year-over-year.

Limited inventory continues to drive demand, and continues to drive sale prices. The total average sale price was up to $395,195 11.8% increase in October. Semi-detached sales saw a strong increase up 30.4%!

The annual Remembrance Day service at the Esplanade in Medicine Hat will be open to the public to attend.

8:30 a.m. Esplanade doors open
9:00 a.m. Theatre doors open for seating.
9:25 a.m. Ceremony begins in the theatre

Following the ceremony, veterans, service members, cadets and members of the Royal Canadian Legion Robertson Memorial Medicine Hat Branch No. 17 will participate in the annual Remembrance Day March along First Street SE to Riverside Veterans Memorial Park.

The Remembrance Day ceremony at the Cenotaph in Memorial Park will be held at 11am.

Can’t make it in person? The City of Medicine Hat will have the service live-streamed on YouTube starting at 9:25 a.m.

Happy November! October started off strong and busy, but began to slow down as we neared the end of the month. After a very busy few months I am ready to welcome the slower pace of the winter season.

Here’s a peek at what was keeping me busy last month:

🏡 1 Property closed on Halloween that I listed in September. Congratulations to these selling clients!

🏡 1 Property closed for my buying clients. I welcomed this family into their new home in time to celebrate Thanksgiving. Wishing you all the best as you settle in.

Thinking of selling? Buyers are motivated to find a new home and move before winter arrives. With a lower volume of new homes typically hitting the market at this time of year, limited inventory drives demand.

Thinking of buying? The Bank of Canada lowered the overnight lending rate for the second month in a row in October. This will have a positive impact on lowering mortgage interest rates. Welcome news for home buyers!

This morning the Bank of Canada announced the overnight lending rate is decreased to 2.25%

This is welcome news for those with a variable mortgage, and those seeking a new mortgage or renewal in the near future. Interest rates will begin to reduce because of this rate drop announcement.
