When looking for a commercial space to lease, a good strategy is looking for multiple locations that are suitable for your business. With reduced inventory, bidding wars seem like an inevitability. A bidding war can be avoided with quick action. Checking daily for houses that hit the market, booking a showing immediately and having a pre-prepared offer in hand. I had a client a few months ago who followed this process and they got the house for asking, avoided a bidding war and deterred four other viewings that were booked for later that day. Its not a perfect science but it can be an effective strategy.

When reviewing a potential investment property, ensure that there are adequate windows. Windows are required in every bedroom, living room and dining room. When you are deciding how many units/bedrooms you might require to maximize on your investment –windows are one of the items to add to your check list. Another key note is the window sizes. Buildings 0-5 years old require 5% of the rooms square footage to be windows in the bedroom and 10% in the living room/dining room. With buildings over 5 years old you can reduce this amount by 50%.

There are three different types of renewal options for commercial tenants. The first one is a rent to be negotiated. The second is a fair market rent, not less than the existing rent. The third is a fair market rent to be agreed by an arbitrator. The most favorable one for a landlord is a rent to be negotiated. All the landlord must do is set a price they want. If the tenant does not agree then the tenant no longer has the right to be in the space. The fairest for both sides because real estate is cyclical, is a fair market rent to be agreed by an arbitrator. This guarantees that whether the market is up or down, the tenants pay fair market rent. Landlords do not usually like to agree to this, which is why it is so important to have representation when negotiating a commercial lease.
