When you find out mice got into something, you don't just clean the spot you can see. You take it all the way down and check everything.

Some jobs, you can't just patch the part you can see.

My buddy Derek's been at this for a while now.

Bank of Canada held its key rate at 2.25% again today.

Sixth hold in a row.

Inflation's actually up a bit — above 3% in May, mostly from oil prices. But the Bank's looking past that for now, betting it settles back toward 2% over the next several months.

What that means if you're buying or selling: nothing sudden. Fixed mortgage rates aren't moving much off this news. Variable rates stay where they've been.

The real story isn't the rate. It's that the Bank is choosing to wait and watch instead of reacting to one noisy number.

That's usually the smarter move. In a market and in a negotiation.

Bought this Challenger my first year in real estate.

That's me with it back in 2015.

It was my daily driver for a while.

Then we had kids, and car seats don't exactly work in a two-door muscle car. Time to park it.

Selling didn't make sense either — the kilometers had piled up too high to get real value out of it. So I put it in storage instead. Figured one day it'd be something the kids could enjoy.

Looking back, that car marks a turning point for me. It was around the time I realized that if I actually dug in — really committed — I could build something real. So I kept it, even when it made more sense to let it go.

It moved from a garage, to a pole barn on a farm. When that pole barn got unstable, the car didn't have a home anymore. Seven years in storage, all told.

Mice made it a home instead.

My buddy Derek's had it torn down since, rebuilding it right. New wheels are already on.

Some things are worth keeping, even when they sit a while.

Stopped in to see Audrey Chape yesterday for a coffee.

Some clients become more than clients.

Audrey's one of them. She's family at this point, not just someone I sold a house for.

Her sale wasn't easy. A hard decision, and a negotiation that tested both of us — multiple rounds of back and forth before we got somewhere that actually worked for her.

I wasn't going to settle for less than what she needed. Even when it meant pushing longer than either of us wanted to.

She trusted The Gameplan through all of it.

That's still the best part of this job.

Not the closing.

Leverage doesn't show up because you asked for it.

The market doesn't hand it to you.

You have to find it.

That's not a marketing skill.

It's not an advertising skill either.

A great listing photo doesn't get you a better price.

A great negotiator does.

Not everything in an inspection report matters. So I triage first — safety, structural, deferred maintenance above a real threshold. Then I price it with actual contractor numbers.

One clean ask.

Not a wish list.

The market's changing.

If you're thinking about moving from the city to a rural property in Ontario, here are three things nobody tells you before you sign.

1. Private wells and septic systems are not the same as municipal services. You need to know more. Well depths, septic system safeguards. Push for the info. We build in safeguards so you're protected.

2. Shoreline regulations in the Kawarthas are strict and property-specific. I've seen buyers lose tens of thousands on dock plans that were never going to be approved.

3. Rural roads and seasonal access matter more than people think. That private lane looks beautiful in July. Ask what it looks like in March.

Twelve years in this specific geography. These aren't things I read in a manual.

The market is balanced. That sounds boring. It isn't.

In a hot market, sellers hold all the leverage and buyers just try to survive.

In a buyer's market, everyone's hunting for a deal.

In a balanced market? It shifts property by property. Deal by deal. The agent who can read those signals wins.

Here's one worth knowing:

Days on market combined with price reduction history tells you more about a seller's real motivation than anything they'll say directly.

A listing reduced twice in 45 days isn't just sitting. That seller is getting nervous. A nervous seller in a balanced market is an opportunity — if you know how to approach it.

This is the kind of thing I build into every gameplan.
