Buying a home in Ontario? The price isn’t the only number you need to plan for 👇 Swipe through for the closing costs most buyers don’t see coming:
1️⃣ Toronto land transfer tax: buy in the City of Toronto and you pay land transfer tax TWICE. On a $1M home, that’s $16,475 extra.
2️⃣ Legal fees: whether you’re buying in Mississauga, Vaughan, Markham or elsewhere in the GTA, budget about $1,800–$3,000 all-in for your lawyer, disbursements, title insurance and HST.
3️⃣ Title insurance + home inspection: two small costs that protect your biggest purchase. You want both.
4️⃣ First-time buyer? You may qualify for up to $8,475 back in Toronto on land transfer tax, plus the FHSA, RRSP Home Buyers’ Plan and more.

🏡 Buying a home in Ontario? Your down payment isn’t the only money you need to have ready.

One of the biggest surprises for buyers is the cost of closing.

Beyond your down payment, you may need to budget for:

💰 Land Transfer Tax
⚖️ Legal fees
🛡️ Title insurance
📋 Registration & other transaction costs
🏙️ And if you’re buying in Toronto, there’s an additional municipal land transfer tax.

A practical starting point is to budget roughly 1.5%–4% of the purchase price for closing costs, depending on your situation and the property.

👉 First-time buyer? You may qualify for rebates that can reduce some of these costs.

Before you start shopping, know your total cash required to close — not just your down payment.
