Home Inspection Summary
Property: Toronto, Ontario

Overall Condition: Good

A comprehensive visual home inspection was completed. No major structural or safety defects were observed at the time of the inspection. The home appears to have been generally well maintained. Several minor maintenance items and repair recommendations were identified. These items are not considered deal breakers, but should be addressed as part of normal home ownership.
Inspection Findings

Dryer Exhaust Duct
° Existing dryer exhaust is constructed of flexible plastic/vinyl material.
° Recommend replacing with a smooth-wall rigid or semi-rigid metal duct to improve fire safety and dryer performance.

Kitchen Range Hood Exhaust
° Exhaust duct in the attic is inadequately supported and installation requires improvement.
° Recommend securing and properly supporting the duct to prevent sagging and ensure effective ventilation.

Furnace Condensate Drain
° Furnace condensate drain discharges into the laundry tub.
Functional at the time of inspection;
Recommend to re-route the piping to drain in the sewer system.

Electrical System
° Several electrical junction boxes were observed without cover plates.
° Install approved cover plates to reduce the risk of accidental contact with energized wiring.
Interior Finishes
Foyer
° A small number of ceramic floor tiles in the foyer are cracked.
Cosmetic condition; repair or replace as desired.

Refrigerator
° Refrigerator was found to be defective during the inspection.
Recommend repair by a qualified appliance technician or replacement.

Inspector's Opinion
Overall, this property is in good condition with no significant concerns identified during the visual inspection. The noted deficiencies are relatively minor maintenance and repair items that are common for a home of this age and should not be considered a deal breaker. Addressing these items will help improve safety, functionality, and long-term performance.
