Last one. For two videos, I've been telling you the Mississauga market is split.

And whoever moves first has the edge. So who is it? Buyer or seller?

Here's the thing everyone gets wrong. They ask, is it a buyer's market or a seller's market? There's one answer.

Right now, there isn't. It entirely depends on one thing not rates not timing what you're actually buying or selling.

Looking at the numbers again, detached homes in Mississauga are up over seven percent this year. they're selling fast.

So if you own a detached house, you may still have the upper hand.

Buyers are lined up and there's not enough to go around. The good ones. Condos are down around 5% this year.

And there are more of them selling every month. That's not a hot market. That's a lot of choice.

So if you're buying a condo, you have the upper hand. You can take your time. You can negotiate. You can walk away. Same city, same month.

Two completely different markets. That's the thing most people overlook. They hear one headline and think it applies to them when the real question is which side of that line are you on?

So before you make any move, figure out your segment first.

So yesterday I told you there was one number in the Mississauga market report that caught me off guard.

Quick context if you missed it. Everyone's watching rates and prices. But I said that's not actually what is moving things right now.

So here's the number nobody's talking about. The average sold price in Mississauga is up almost nine percent since Jan beginning of the year.

But condos condos are down about five percent now. On its own, it sounds boring, right? But stay with me because of what it actually means for you.

Most agents see that 9% up number and go, market's hot, everything's going up. And I get why, but that's not what's happening here.

What's going on is the average only looks that high because more big detached homes are selling. That pulls the whole number up because they're expensive.

But if you are a first-time buyer who's looking at condos, your market is going the other way. It's going down. Price is down there are actually softening.

Some sellers are still pricing like last year's peak, but buyers just aren't playing along anymore. So you get this weird standoff.

And whoever figures out how to move first has a real edge here.

That edge isn't automatically the buyer and it's not automatically the seller.

It actually depends on one thing most people completely overlook. I'll show you who's really getting the advantage right now. And that's the next one.

I think Mississauga market is about to shift and most people are reading it completely wrong.

And the weirdest part of all this, it's not even about the prices.

So everyone keeps asking me the same stuff. Is the market going to crash?

Are rates going to go down? Is now a good time to buy?

I actually sat down and pulled the Mississauga numbers this week.

I'll tell you what they say in a second, but here's what I want to focus on first. what's really moving the market right now has nothing to do with interest rates.

So right now in Mississauga, sales just cooled off.

They went up five months in a row and then dipped in june for the first time in 2026.

And most people look at that and go, okay, the market's cooling down and prices are about to drop.

But exactly that's where they get it wrong.

Here's what i actually think is going to happen over the next few months. This turns into a two-speed market.

The homes that are priced right are going to fly and everything else is just going to sit there.

And that changes what you should do right now if you're thinking about buying or selling.

So if you're selling, don't price off what your neighbor listed at last spring in 2025.

Price off what's actually closing this month or your place sits.

If you're buying, especially a condo, stop rushing. way more room to work than the headlines make it look.

There was this one number in the report that kind of threw me.

I did not see it coming and basically flips who has the upper hand right now. I'll get into that in the next video.
