👷‍♂️Most buyers think a home inspection condition only lets them walk away over major problems. In a lot of standard agreements, that's not true - you often have more discretion than people realize.

The real skill isn't knowing you can use it. It's knowing when it's actually worth it.

Financing conditions aren't a sign you can't afford the home - they're a risk-management decision.

Every offer comes with a choice: protect yourself with time to finalize financing, or make your offer more competitive by removing that protection. Neither is automatically right - it depends on the property, the market, and how much risk you're comfortable carrying.

Before any offer goes in for my clients, I'm already talking to their mortgage broker - confirming the numbers, the price, and the timeline, so there are no surprises later.

Thinking about buying your first home in the GTA? Let's talk through what makes sense for your situation.

Your mortgage pre-approval looks at YOU - income, credit, down payment. But once you have an accepted offer, the lender also reviews the property itself. Two real examples of how that can go sideways: an appraisal coming in under purchase price, or a home that needs major repairs before it's mortgage-ready.

This is exactly why I loop in my clients' mortgage broker before every offer - not to guarantee approval (nobody can promise that), but to make sure the numbers still make sense before we move forward.

Save this for when you start your Ontario home search📌

Most buyers assume their deposit and down payment are two separate amounts. They're not — your deposit is simply the first part of your down payment, paid when your offer is accepted and credited back to you at closing.

Understanding this early helps you budget accurately and avoid setting aside more cash than you actually need.

This is general education, not advice for your specific situation — every deal has its own details worth reviewing with your realtor and lawyer.

Save this for when you start planning your purchase. 📌

As a buyer, the Status Certificate is the document that reveals what you’re really getting into when purchasing a unit in a condominium.

As a resident or a seller, knowing how things are being managed behind the scenes might make you think twice about staying in the building or how to anticipate a potential price adjustment during negotiations.

A Status Certificate can show things like:

• the building’s financial health
• reserve fund strength
• upcoming special assessments
• unpaid fees tied to the unit
• lawsuits involving the condo corporation
• what rules you'll actually have to live under or rules to consider as an investor

In other words, it can save buyers and sellers from very expensive surprises.

Check my recent blog post for a simple guide explaining how it works and what lawyers actually review from the buyers perspective.
