Good advice about down payments 💰

Most people have heard about the “90 day rule” for down payment money, but aren’t totally clear on what it actually means.

When a lender asks for 90 days of bank statements, they’re doing two things. They’re making sure the money’s really yours, and they’re confirming there’s a clear paper trail.

That’s partly to meet anti money laundering rules, and partly to make sure the down payment on your file matches what you’ve told us about the source.

If there are large deposits that aren’t clearly payroll or some other normal source, the lender has to ask where that money came from, and they’ll usually need proof. That’s when a file slows down, not because the money’s “bad,” but because the paper trail isn’t obvious.

If you want the smoothest approval:
• Keep your down payment in a separate account for 90 days
• Avoid surprise deposits and mystery transfers
• If you know you’ll receive a bonus, sale proceeds, or a gift, keep any documents that show the source
