Twigs, vegetation, and dirt can create blockages that become much worse once autumn leaves begin to fall. While you're cleaning, inspect your gutters and downspouts for loose fasteners, sagging sections, leaks, or signs of rust. Make sure downspouts discharge water 6 feet away from your home's foundation to help prevent moisture problems.

Overflowing gutters can lead to foundation issues, basement water intrusion, fascia rot, and erosion around your home. Taking care of your gutters now makes them much more effective when the heavy fall rains and leaves arrive.

Your air conditioner is likely working its hardest this time of year. One of the easiest ways to help it run more efficiently is to replace or clean the air filter if it's dirty. A clogged filter restricts airflow, making your system work harder, increasing energy costs, and reducing its lifespan. Also, check that the outdoor condenser unit is free of grass clippings, weeds, leaves, and other debris. Aim to keep at least 3 feet of clear space around it so air can circulate properly.

If some rooms are much warmer than others, don't assume you need a new AC. A dirty filter, blocked vents, or leaking ductwork are often the real culprits and are much less expensive to address. A few minutes of maintenance today can help keep your home cooler, lower your energy bills, and reduce the chance of a breakdown during the hottest days of summer.

Tip Of The Month:

Did you know that melting snow on your roof can cause major damage in the form of Ice Dams?

What’s the problem?
* Heat escapes from your attic and melts the snow on your roof. That water runs down to the cold eaves and freezes, creating a "dam." New melting water gets trapped behind it, seeps under your shingles, and eventually ends up inside your walls or ceiling.

What you can do:
* Clear the eaves: Use a roof rake (carefully!) to remove snow from the first 3-4 feet of your roofline after a heavy storm.
* Check the attic: On a cold day, pop your head into the attic. If it feels warm, you may have an insulation or ventilation issue that’s "feeding" the ice dams (adding more insulation will keep the heat in the house, and not the attic)
* Look for staining: Check the ceilings in your top floor for any yellowing or moisture - this is your first sign of a leak.

Important: Avoid using salt or chemical melters on your roof; they can corrode your gutters and damage your shingles.
