Tip Of The Month:

Winter can leave gutters packed with debris, shingle grit, and even ice damage. As spring rains arrive, clogged gutters can overflow and direct water toward your foundation - increasing the risk of leaks or basement moisture.

This spring:
* Remove leaves and debris from gutters.
* Make sure downspouts are securely attached and draining at least 6 feet away from the foundation.
* Check for loose fasteners, sagging sections, or leaks at joints.
* Inspect fascia boards for signs of rot or staining.

Proper drainage is one of the simplest, and most important, ways to protect your home from water damage.

Tip Of The Month: Keep Snow Away From Your Foundation

During the winter, it’s important to clear snow away from your home’s foundation. When temperatures rise and snow begins to melt, water can seep down along the foundation walls and potentially find its way into your basement.

Shovel snow a few feet away from the foundation and keep basement window wells clear. This simple step helps reduce the risk of moisture intrusion, foundation leaks, and ice buildup around your home.

Tip Of The Month:

Did you know that melting snow on your roof can cause major damage in the form of Ice Dams?

What’s the problem?
* Heat escapes from your attic and melts the snow on your roof. That water runs down to the cold eaves and freezes, creating a "dam." New melting water gets trapped behind it, seeps under your shingles, and eventually ends up inside your walls or ceiling.

What you can do:
* Clear the eaves: Use a roof rake (carefully!) to remove snow from the first 3-4 feet of your roofline after a heavy storm.
* Check the attic: On a cold day, pop your head into the attic. If it feels warm, you may have an insulation or ventilation issue that’s "feeding" the ice dams (adding more insulation will keep the heat in the house, and not the attic)
* Look for staining: Check the ceilings in your top floor for any yellowing or moisture - this is your first sign of a leak.

Important: Avoid using salt or chemical melters on your roof; they can corrode your gutters and damage your shingles.

During cold weather, keep an eye on indoor humidity and window condensation. Excess moisture on windows can lead to mold, rot, and peeling paint. Use bathroom and kitchen fans regularly, keep humidity around 30 - 40%, and wipe down condensation when you see it.

As outdoor temperatures start to drop, take time to make sure your plumbing is ready for the cold! Frozen pipes can burst and cause major water damage, but a few simple steps can help you avoid costly repairs:

- Insulate exposed pipes: especially those in basements, crawlspaces, attics, or along exterior walls.
- Disconnect and drain outdoor hoses and shut off exterior faucets.
- Keep heat circulating: open cabinet doors under sinks and maintain consistent indoor temperatures.
- Seal gaps and drafts near pipes to keep cold air out.

* Inspect Roof & Flashing - Check for missing shingles, loose flashing, or signs of leaks
* Seal Gaps & Cracks - Caulk around windows, doors, and trim
* Check Siding & Paint - Touch up peeling paint and repair damaged siding
* Check Outdoor Faucet - Drain hoses and shut off outdoor water to prevent frozen pipes.

Heating & Ventilation
* Service Your HVAC System - Schedule a professional tune-up and replace filters
* Inspect Chimney & Fireplace - Have a chimney sweep clean and check for creosote buildup or cracks.
* Test Carbon Monoxide & Smoke Detectors

Interior
* Check Attic Insulation & Ventilation
