Nobody came to your open house. So what happened?

A lot of sellers immediately think the marketing must have failed. Sometimes that can be part of it, but very often the bigger problem is the price.

Buyers are looking at what they can actually afford each month. Groceries cost more. Gas costs more. Insurance costs more. Interest costs more. Even when people are earning a little more, they may have less money left over at the end of the month.

And here is the difficult part: the amount you need from the sale and the amount the market will pay are not necessarily the same number.

You might need $1,000,000 in order to make your next move. But if similar homes have recently sold for around $800,000, buyers are not going to make up that $200,000 difference because you need it. Many of them will not even come through the door. They do not want to waste their time, and they may not want to embarrass themselves by making an offer that feels far below your asking price.

Your home’s value is not determined by what other sellers are asking. It is determined by what buyers have actually paid for comparable homes.

That does not automatically mean you should reduce your price tomorrow. It does mean you should understand the real numbers before you keep waiting, relaunch the listing, or make another decision.
