A successful sale makes your next move work.

That means knowing where you’re going, what you’re likely to walk away with after expenses, which repairs will matter to buyers, how to prepare the home properly and which possession dates will work for you.

Each decision affects the others. A costly renovation changes your net proceeds. Buying before selling changes the conditions you may need. Your moving date affects when the home should be listed and which offers make sense.

Mission’s detached market has changed a lot in the last year.

The benchmark price is down $119,000 from last August, and another $49,000 of that happened over the summer. August 2026 Package202608.pdf

That gives buyers more opportunity, but it doesn’t mean anyone can call the exact bottom.

For sellers, pricing matters.

For buyers, there’s more room to negotiate than we’ve seen in quite a while.

The next few months should be interesting.

I found the coolest little hidden spot while out walking Levi. 🐾

Just off 7th Avenue near Hurd Street, along Windebank Creek, we came across an incredible collection of handmade art tucked right into the landscape.

A local man named Peter started cleaning up the creek and surrounding bank years ago, and along the way began turning fallen trees, branches and things he found into art.

As you walk along the path, there are fairies, gnomes and all kinds of unexpected little creations worked into the forest. And at the end, there’s a memorial chair that gives the whole place a very special feeling.

Peter says people are more than welcome to come by and take a look.

It’s along Windebank Creek, just off 7th Avenue near Hurd Street in Mission.

There’s something especially rewarding about hearing from a seller after the dust has settled and knowing they felt well looked after throughout the process.

This one was ready to downsize. The house had done its job, but it was more space than they needed now, and it was time for something that fit their life better. I listed it, got it sold, and helped them close this chapter so they could move on to what’s next.
