In May 2025, new home sales in the Greater Toronto Area remained extremely low, showing little change from previous months and marking an eighth consecutive month of record all-time lows—continuing the steepest decline in new home sales ever recorded in the region.

In May, a total of 345 new homes were sold across the region, representing a 64% decrease compared to the same month last year. Of these, 137 were new condominium apartments, down 74% year-over-year and 93% below the ten-year average. Sales of new single-family homes totaled 208 units, marking a 53% decline from May 2024 and 74% below the ten-year average.

The benchmark price for new condominium apartments in May was approximately $1.02 million, reflecting a 2.2% decrease compared to last year. Meanwhile, the benchmark price for new single-family homes was approximately $1.51 million, down 6.6% year-over-year.

At the end of May, the remaining inventory of new homes stood at 21,571 units, including 16,384 condominium apartments and 5,187 single-family homes.
