Here's how the Oakville real estate market performed in September:

💰 Average sold price: $1,371,406 (down just 0.42% year-over-year)
🏡 Homes sold: 154 (down 17.20%)
⏱️ Average days on market: 15 (down 74.58%)
🆕 New listings: 695 (down 18.81%)
📋 Active listings: 1,107 (down 25.60%)

Average price by property type:
🏠 Detached: $1,759,623 (down 3.78%)
🏘️ Semi-detached: $1,050,750 (down 10.17%)
🏙️ Townhouse: $1,179,906 (UP 8.34%)
🏢 Condo: $696,678 (UP 13.08%)

What does this mean?
Oakville prices are holding steady, nearly flat compared to last year, while homes are selling much faster at just 15 days on market. Active listings are down more than 25%, so inventory is tightening and buyers have fewer options to choose from. Townhouses and condos were the standouts, both posting solid price gains over last year.

For sellers, low inventory and fast sales are working in your favour. For buyers, steady prices mean a good opportunity, but well-priced homes won't wait long.

Here's what happened with detached and semi-detached homes in Cooksville over the last 30 days:

🏡 Median sale price: $1,005,000 (detached) | $850,500 (semi)
⏱️ Average days on market: 16 days
🆕 New listings: 24
✅ Homes sold: 7

With about 60 homes for sale and only 7 sold, buyers have plenty of choice right now. But well-priced detached homes are still moving fast, selling in about 8 days on average. Pricing right from day one makes all the difference.

🏡 Homes sold: 1,756 (down 17.01%)
⏱️ Average days on market: 15 (down 72.73%)
🆕 New listings: 6,537 (down 9.85%)
📋 Active listings: 10,363 (down 15.53%)

Average price by property type:
🏠 Detached: $1,558,565 (down 7.21%)
🏘️ Semi-detached: $1,216,359 (UP 3.24%)
🏙️ Townhouse: $1,083,388 (down 5.97%)
🏢 Condo: $647,603 (down 5.28%)

What does this mean?
Prices are slightly lower than last year, but homes are selling much faster, averaging just 15 days on market. With fewer new and active listings, inventory is tightening across the city. Semi-detached homes were the standout, the only property type with a price increase over last year.

For buyers, prices are more favourable than a year ago. For sellers, quicker sales and less competition mean a smart pricing strategy can make all the difference.

🏘️ Semi-detached: $871,451 (down 8.37%)

What does this mean?

🍂 Fall Safety Tip: Check Your Carbon Monoxide Detectors! 🍂

As the temperatures drop and we fire up our furnaces, fireplaces, and gas appliances, now is the perfect time to make sure your home is protected. Carbon monoxide (CO) is invisible, odourless, and tasteless. The only way to detect it is with a working CO alarm.

Here's your quick fall checklist ✅

🔹 Test your alarms. Press the test button on every CO alarm in your home. Aim to test them monthly.

🔹 Replace the batteries. Swap them out at least once a year, or right away if the alarm chirps.

🔹 Check the expiry date. CO alarms don't last forever. Most need replacing every 7 to 10 years. Check the date on the back of the unit.

🔹 Install them in the right spots. In Ontario, CO alarms are required outside all sleeping areas in homes with a fuel-burning appliance, a fireplace, or an attached garage.

🔹 Service your furnace. Book a yearly inspection for your furnace, water heater, and fireplace before the cold really sets in.

🔹 Keep vents clear. Make sure outdoor vents and chimneys aren't blocked by leaves, debris, or snow.

🔹 Never run vehicles or generators indoors. That includes an attached garage, even with the door open.

⚠️ Know the warning signs: headache, dizziness, nausea, fatigue, and flu-like symptoms, especially if they ease when you leave the house.

🚨 If your CO alarm goes off: get everyone outside to fresh air immediately and call 911.
