Are you a First Time Home Buyer that is thinking of jumping into the Real Estate Market in 2023? Here is what you need to know! ⬇️

👉🏼 First step: You need to start working with a Trusted Mortgage Broker and Realtor! You need to get Pre-approved BEFORE you start shopping for a home! There is no point shopping if you don’t know your budget!

👉🏼By having a Pre-Approval, you can save money by locking into today’s rate - you can lock into today’s rate anywhere from 30-120 days, depending on the lender, and future interest rate increases won’t apply to your locked in rate!

👉🏼When applying for a Pre-Approval, your Mortgage Broker can determine if you qualify for any First Time Home Buyer Programs. Applying for these programs can take anywhere from 30-120 days!

👉🏼Start your Pre-Approval process ASAP, as you may need to work/adjust a few things in order to get Pre-Approved! Common examples include: Increasing your credit score, paying off a debt such as a credit card or car lease, saving more money towards the down payment,etc.

Here are a few good reasons why now is a great time to invest in the Real Estate Industry:

👉🏼 Interest rates: With interest rates on the rise - locking in at today’s rate could save you from any future increases. If the interest rates start going down at some point in the future- refinance your mortgage!

👉🏼 Offers: With interest rates on the rise, there is less buyer demand and less competition when it comes to offers - leading to fewer bidding wars.

👉🏼 Conditions: With less competition and fewer bidding wars - buyers have the advantage to protect themselves by placing conditions in their offers such as home inspection, financing, final walk through etc. Buyers won’t be able to protect themselves with these conditions in a low interest rate market as there will be bidding wars offering well over asking prices, as we’ve seen in 2021.

👉🏼 Waiting to “time the market” - Buyers that wait to “time to market” may miss their chance altogether. If a buyer is waiting for the market to bottom out - they may miss their chance as the only way we know if the market has bottomed out.. is when it starts going up again. If buyers are not ready to jump in at this point, they may get priced out of the GTA market altogether.

Buyers :Today’s interest rates are historically NORMAL rates - if you can afford to jump into the market now - do it. Buying in a higher interest rate market is safer for a buyer instead of buying in a low interest rate market because you’ll pay well over asking price with no conditions AND you run the risk of the appraisal coming in low.

👉🏼 City of Toronto: The average home price is down 5% since October 2022, with the average Days on Market sitting at 22 days.

👉🏼 Peel Region (Mississauga, Brampton, Caledon)
•Average home price across the Peel Region in November 2022 sits at $1,039,706 which is up from $1,036,140 in October 2022, while the average Days on Market remain at 22 days.

👉🏼 Halton Region (Oakville, Burlington, Milton, Halton Hills)
•Average home price across the Halton Region has gone down 5.5% with November 2022 sitting at $1,156,315 while the October 2022 average home price is at $1,223.189. The Average Days on Market has increased from 24 days to 26 days since October 2022.

👉🏼York Region: (Vaughan, Markham, Richmond Hill, Newmarket, King, Whitchurch-Stouffville, East Gwillimbury, Georgina, Georgina Islands)
•The average home price across the York Region for November 2022 sits at $1,309,646 which is up 4% from October 2022 at $1,257,334, while the average Days on Market remain at 21 days.
