Higher borrowing costs are continuing to affect our housing market. Number of overall sales are still on the decline ever since the interest rate hikes began.

We are seeing average selling prices throughout the GTA coming down, however, home prices are still up compared to this time last year. 📈

🤩 I always recommend completing a pre-approval so that you know exactly what price range to be shopping in!

You don't want to waste time looking at homes that are out of your price range, and at the same time you don't want to spend time looking at homes priced at $700,000 if you can afford something a little bit nicer in the $800,000s! 🏡

I work with a great mortgage broker that would be happy to get the conversation started for you. Even if you are not planning on purchasing soon, it is a good idea to see where you currently stand and see what things you should work on in the meantime. That way, you are more prepared for when the time is right!

The question that everyone asks: is it the right time to buy? 🤔

📈 And the answer to that is simply: it’s always the right time to buy. If you look at past real estate trends, home prices continue to increase. Of course the market sees a few drops here and there, but remember nobody can time the market.

🏡 Right now, you have more time to view potential homes, complete home inspections, and negotiate the best terms for yourself - this is your time to get your foot in the door! I know the argument is that interest rates have “sky rocketed”, but try to remember that the super low rates that we had during Covid times were unsustainable. The best thing you can do is talk to an experienced mortgage broker!
