One unclear clause in your new home agreement could cost you $80,000–$90,000 at closing. ⚠️

We recently helped a client buying a detached home in Kitchener where the HST rebate clause was unclear - nobody knew if the rebate was going to the buyer, the builder, or if it was already included.

After 15 days of back-and-forth between lawyers and the builder, we finally got written confirmation that the full rebate would go to the buyer.

Before signing any agreement, always make sure your HST rebate details are clearly mentioned in writing. Otherwise, you could face a huge surprise bill on closing day.
