Lighting is largely over looked in rental and investment properties. For example, if you have a basement apartment, try using white LEDs to make the space seem larger. If you have a more traditional style home, try using warm white lights. If you have an industrial property, consider in getting HIDs. Staging is critical - especially when trying to find AAA tenants. When pictures of the unit are taken, you want to ensure some staging is done to attract prospective tenants into the unit. Additionally, staging is great for when they actually arrive as it helps them visualize what the space could be. Less is always more but in the case of the photo above, it’s better to have nothing at all. Staging should help compliment the space and visualize how tricky space can be effectively optimized. This is not what’s happening in the photo above and it instead looks like clutter. At this point, you’re better off to have an empty room.

Fireplaces would seem like a great addition to have in a rental unit but it actually creates more issues. Fireplaces in a rental unit can increase insurance premiums for both the landlord and the tenant. It’s important to always think long-term when dealing with a real estate portfolio. This means thinking of an exit strategy (selling). By tackling the basic issues and making the property more appealing, you’ll be increasing the appreciation value. One way to do this is through exterior finishings like stucco.

Another reason why you should consider upgrading the exterior finish is community relations. Your property has a reputation in the community. By being an appealing place people constantly see, they will be more inclined and interested when a unit comes on the market.

A fresh coat of paint can go a long way in acquiring new AAA tenants once old tenants move out. What would seem like a hefty cost can actually be done on a budget. Purchase one neutral colour paint in bulk to use for all rental units. This will allow you to have a freshly painted unit all the time.

Bonus Tip: Not all new tenants will like your choice in neutral tone - which is fine. More often than not they will often ask the landlord for permission to paint the rooms their own colour choice. Use this as an opportunity for negotiations. You might allow them to paint the rooms their own colour if they deal with any minor wall holes from previous tenants once used to hang art or secure drywall anchors. This will help you save money and have a happy tenant.

The hottest and most frequent ask on prospective tenants’ wish list for 2020 and going into 2021 is outdoor space. It’s no surprise that more and more tenants are looking to have use of the outdoor space or have a balcony. With the pandemic closing most social activities and WFH, people have made it a priority to seek outdoor space whenever they can to maintain physical and mental health. By adding the ability for new tenants to have use of a properties outdoor space can increase the likelihood of acquiring AAA tenants.
