🖤 New asphalt driveway! The whole process took less than 2 hours and cost $3,500 for a double driveway (no gatekeeping 😉).

The process:
• Removed the old asphalt
• Cleaned and compacted the base
• Laid the new asphalt
• Compacted everything again

A few things to watch for:
• Make sure the base is properly prepared and compacted
• Proper grading matters, especially for drainage
• Pay attention to clean, finished edges
• Stay off the new driveway for at least 3 days
• For the first few months, avoid turning the steering wheel while the car is stationary, as it can leave marks

✨Another forever home secured for my buyers!

My clients were ready to upsize into their forever family home, but finding the right one wasn’t easy. We explored different neighbourhoods, compared countless homes, and quickly realized that Markland Woods (also one of my favourite neighbourhoods) was exactly where they belonged.

Along the way, we lost out on a home, watched overpriced listings come and go, and felt the pressure to compromise. Instead of settling, I encouraged them to stay focused on their goals and only pursue homes that were the right fit and offered good value.

Has the GTA housing market finally found its bottom? 🤔 The headlines seem to think so. TRREB even suggested home prices could level off in the second half of the year.

But July tells a different story.
📉 Sales: 5,995 (-0.9% YoY)
📊 Months of Inventory: 4.35 (down from 5.83 at the start of 2026)
💰 Average Price: $1,003,956 (-4.5% YoY)

Inventory is no longer our biggest hurdle; demand is. While the market is undeniably healthier and more balanced than it was six months ago, we aren’t at the point where prices are ready to trend upward just yet.

Like most successful sales, this one started long before we hit the market.

Timing wasn’t on our side. As we were preparing to list, several similar homes came up for sale…and at lower prices than we had anticipated. In a buyer’s market, we knew we had to stand out from day one.

So we focused on what we could control: decluttering, fresh paint, staging, and presentation. They even moved out temporarily so the home could show at its absolute best without the challenges of day-to-day living with kids. That preparation paid off ✨.

What’s the highest # of offers you’ve ever seen? 👀

I was emailing another agent today when I accidentally came across an old email from late 2022...

“TOTAL # OFFERS: 39.”

That sent me down a rabbit hole. I searched my inbox and easily found 10+ listings with over 20 offers.

What a difference a few years make! From the frenzy of 2021–2022 to today’s buyer’s market, real estate is a reminder that every market is temporary. 📉📈

GTA Market Update - June 2026: The market continues to move in the right direction.

✅ Sales were up 9.4%
✅ New listings were down 12.9%
✅ Average home price: $1.06M (-3.9% YoY)

Many expected mortgage renewals to bring a wave of listings this year, but that hasn’t happened. Instead, inventory is gradually tightening.

🏡 Low-rise homes continue to outperform, and we’re seeing stronger buyer activity in parts of Mississauga, Oakville, and Burlington.

🏢 Condos remain the toughest segment, with higher inventory continuing to put pressure on prices.

My take: We’re still firmly in a buyer’s market, and prices may soften more now that the spring market is behind us.

Still soaking it all in. 💕 Over the weekend, around 40 families came to celebrate our girls’ 3rd birthday with us. Seeing so many people take time to love on our girls meant more than we can put into words.

The twins had an absolute blast. They’ve been telling everyone at daycare about their birthday party, and hearing their excitement has been the sweetest part of it all.

To everyone who came, brought food, helped, played with the kids, or simply celebrated with us: thank you. Our hearts are so full. We are incredibly grateful. ❤️

What a joy it is to be a father. What a joy it is to love these two girls. ❤️

Every day, I’m reminded that the love I have for them is only a small reflection of the love God has shown me. Through His patience, grace, and faithfulness, He continues to teach me how to love, lead, and serve my family well.

Happy Father’s Day to all the dads out there. And for those who find this day difficult for any reason, know that our Heavenly Father sees your pain, knows your story, and loves you deeply.
