Just locked in this unit for my first time home buyer clients! π€
This was a story of direction & timing & patience. My clients were 3 sisters that were tired of the rental market & wanted to own but we're also conscious of the high mortgage rates and wanted to know what everyone does, "when is the right time to buy?"
We were looking at a few older homes, open concept bungalows at first and noticed the activity start to pick up. Ideally I wanted my clients to pick a newer home off of resale as it would bring less headaches with upkeep & bring value once the rates get to the 3.5% range eventually.
Then this opportunity came by in a developing neighborhood with all the infrastructure pretty much in place. A Costco 2 mins away with tons of new restaurants and stores, a GO train station being built down the road, a nice new neighbourhood. The initial townhouse we wanted to see was sold conditionally. In speaking with the agent, there were a few more being prepared for the market.
So boom, that's how I got my clients in, without competition and with all the provisions that come with buying a new home (10 day cooling period, PDI, etc). In talking to some neighbors & running the numbers we knew this was the right fit.
They got to basically buy a precon for a lower price than previously marketed, without the long extended wait times and because of my connections & experience they were able to get an inspection in & go through this whole process seamlessly, having every question answered along the way.
You guys have seen me posting about these townhomes, these opportunities don't come around often, and I doubt we see this again once the rates start to cut.
