"Home sales reached a new record this last November and the average selling price also reached a new all-time high. New listings were down substantially compared to last year for all market segments – further highlighting the inherent supply issue across all home types in the Greater Toronto Area

There were 9,017 home sales reported through TRREB's MLS® System in November 2021 – 3.3 percent above the November 2020 result, setting a new record. In contrast, new listings were down by 13.2 percent year-over-year, with double-digit declines for low-rise home types, and condominium apartments."

Toronto's Pre-construction market is on fire once again! So you might be asking a bunch of questions.

✅ While purchasers of resale condos in Toronto generally provide a deposit of 5% upon signing of the agreement, builders generally require significantly higher deposits in order to fund the construction - ofter as high as 15 or 20%

✅ The 10 day cooling-off period:
In Ontario, every purchaser of a new condo has 10 days to reconsider their purchase.

✅ While builders will provide an expected completion date for the condominium, rarely (if ever) are condos completed on time.

✅ Builders have a fair amount of leeway to make changes to the units and building.

✅ The Interim occupancy period
When the condo is built and ready to be moved into, there is a period of “interim occupancy” where the buyer can take possession (in other words, move into the unit)

✅New condos fees buildings are usually set low

✅Registration of the condo
Once the building has passed all the city inspections and gone through all the processes to become a legal entity, condos are officially registered.

✅Builder closing costs
You'll be responsible for all sorts of closings costs that don’t apply to resale units.

✅The condo reserve fund
When you buy pre-construction, you’ll need to contribute 2 months of condo fees to the condo’s reserve fund.

✅HST
New condos are subject to HST. End user’s likely to qualify for an HST rebate. Investors, there’s a similar rebate, but you’re only eligible if you rent the condo out for at least a year.
