According to the Q2 2026 Canada Cap Rate Report:

🏢 Office fundamentals are improving as return-to-office mandates and limited new construction tighten supply.

🏭 Industrial markets are seeing renewed rent growth and declining vacancy in several key markets.

🛒 Grocery-anchored retail continues to outperform and remains highly attractive to investors.

🏘️ Multifamily remains Canada’s most sought-after commercial asset class, with cap rates at or below 5% nationwide.

🏨 Alternative assets, including hotels and self-storage, are generally moving into the 5%+ yield range.

Looking toward Q3, investors should watch interest-rate decisions, CUSMA and tariff developments, REIT acquisitions, tightening downtown office markets and new federal major-project initiatives.

🚨 ONTARIO LANDLORD & TENANT UPDATE

Four important RTA/LTB changes take effect on September 21, 2026:

1️⃣ N4 — Unpaid Rent
The minimum notice period for monthly and long-term tenancies will decrease from 14 days to 7 days.

2️⃣ N8 — Repeated Late Rent
Rent not paid within seven days of the due date at least three times in six months may qualify as persistent late payment. Eviction is not automatic.

3️⃣ L1 Hearings — 50% Rule
To raise certain tenant issues during an L1 hearing, tenants must generally pay 50% of the originally claimed arrears at least seven days before the hearing. Separate applications remain available.

4️⃣ N12 — Landlord’s Own Use
Providing at least 120 days’ notice may waive the one-month compensation requirement. The 60-day option remains, and purchaser-use N12 notices are not included in this exemption.
