For buyers and homeowners, borrowing costs remain steady for now. The Bank also expects inflation to ease as the economy improves.

Got a lowball offer $40K under asking. 😤

Listed at $950K. Offer came in at $910K.

My first instinct? Annoyed. But annoyed doesn't close deals — strategy does.

So instead of reacting, I looked at three things: days on market, recent comps, and how strong the buyer's financing actually was.

Countered at $935K with a 10-day close. They came back at $925K.

Deal closed. 🤝

That's the difference between reacting and negotiating.

Year-over-year, the Greater Toronto Area saw a rise in total home sales, even as average prices and the number of new listings both dipped compared to June 2025. The average time properties spent on market held steady, suggesting continued buyer activity even as pricing and inventory conditions keep shifting.

🏡 Avg. selling price: $1,058,658
📉 New listings: 17,282
⏳ Avg. days on market: 42
🤝 Total sales: 6,770

Trends still vary across the city and surrounding regions, depending on location and home type. Detached properties posted stronger sales across the board, while condo apartments saw sales volume climb even as prices dropped notably year-over-year.

Ontario renters now have more A/C rights. 🌡️

Starting July 1, tenants can install a window or portable air conditioner if the rental home does not already have cooling.

The tenant must give written notice, and the A/C must be installed safely.

If electricity is included in rent, the landlord can only charge a fair seasonal electricity cost.
