In April, 57 per cent of neighbourhoods across the GTA were in overbidding territory, Wahi analysis reveals. To identify overbidding and underbidding neighbourhoods each month, the company compares the differences between list and sold prices for all homes, including condo units and houses. Report here:

April marks the third consecutive time that the share of overbidding neighbourhoods in the GTA has substantially increased month-over-month.

Canadian Housing Market Snapshot:
National home sales rose 1.4% from February to March 2023. This small rise built on an increase of the same size in February, marks the first back-to-back monthly gains in more than a year. However, despite a recent increase in home sales activity, year-over-year transactions came in 34.4% below a historically strong March 2022.

Good news for now: The Bank of Canada held its policy rate at 4.5 per cent on Wednesday, with the central bank remaining confident inflation will continue to decline from 5.2 per cent in February to 3 per cent by the middle of this year. However, the bank acknowledged getting inflation back to its 2 per cent target in 2024 will be more challenging:

Governor of the Bank of Canada Tiff Macklem says the central bank is prepared to raise the policy rate even further as it attempts to bring inflation back to its 2 per cent target in 2024.
