📊 GTA REALTORS® reported 5,995 home sales in July 2026 — nearly flat vs. July 2025 (-0.9%). New listings dropped 17.8% to 14,484, so competition among sellers is thinning fast. Average selling price was $1,003,956 (-4.5% YoY), but on a seasonally adjusted basis sales rose month-over-month and the HPI composite edged up — an early stabilization signal.

📉 "Will GTA home prices fall another 10%?" It's the question in every buyer's head right now so let's answer it with data, not fear.

📊 Yes, there's downward pressure: high resale inventory, weak sales, and a wave of 2026 mortgage renewals. But the other side is stronger than the headlines admit, new listings are down 12.9% while sales are up 9.4%, the annual price decline has shrunk every month, and CMHC and bank economists expect prices to stabilize this year and grow from 2027. A further 10% drop is not what the data points to.

The biggest house on my list, at half the price per foot of the smallest. The catch is sitting in the driveway.

Oakville Joshua Meadows · $1,399,999 · 4+2 bed · 4 bath · 2,817 sq ft · built 2021

$497 a square foot. The Bronte home I posted is $973 a foot at almost exactly the same asking price. Same city, double the house per dollar. Ten-foot ceilings on the main floor, nine up, three bathrooms on the bedroom level alone, a main-floor office, two more finished rooms below.

So what's wrong with it? Nothing but there is a trade, and it's parking. Two spaces total. One garage, one driveway, on about 3,068 sq ft of land. Big house, small lot.

That's not a flaw, it's a choice you're making. If you run two vehicles and ever have people over, go stand on that street before you fall in love with the floor plan. I've seen more deals unravel over parking than over kitchens.

Taxes are also the highest on my list at $7,654, newer build, newer assessment.
