Open shelving is one of my very things in any home. Not only are open shelves super fun to style, but they look chic and give you an easy way to display the decor and mementos that you've picked up over the years.

First, start by removing everything from your shelves and wiping them down to start with a fresh and clean slate. As you're clearing off the shelves, evaluate which items you want to keep on display and if there's anything you're ready to put in the trash/donate pile.

Next: separate everything you want to keep into broad categories (books, plants, candles, glassware, etc.). This will help you take visual inventory and start mentally planning where to place items.

Then you'll want to start by styling the largest items first to anchor the entire look. If you have a lot of small items, you might want to edit a little further to avoid looking cluttered.

Treat your open shelving like your own little gallery -- create small vignettes on each shelf so you can edit and style accordingly. Don't be afraid to move things around and break a few conventions -- like stacking books horizontally instead of vertically.

Finally, have fun with it! Styling shelves might not be a one-day project. You may keep moving things around and editing until it looks just right! Definitely hit up Pinterest for inspo and if you have any questions, feel free to drop them in the comments.

REALTORS® reported 4,646 GTA home sales through TRREB’s MLS® System in October 2023 – down 5.8 per cent compared to October 2022. On a month-over-month seasonally-adjusted basis, sales were also down in comparison to September.

New listings in October 2023 were up noticeably compared to the 12-year low reported in October 2022, but up more modestly compared to the 10-year average for October. New listings, on a seasonally-adjusted basis, edged slightly lower month-over-month compared to September 2023.

The October 2023 MLS® Home Price Index Composite benchmark and the average selling price were both up on year-over-year basis, by 1.4 per cent and 3.5 per cent respectively. On a seasonally adjusted basis, the MLS® HPI Composite benchmark edged lower compared to September 2023 while the average selling price remained at a similar level. Both the MLS® HPI Composite benchmark and average price remained above the cyclical lows experienced at the beginning of 2023.

“Competition between buyers remained strong enough to keep the average selling price above last year’s level in October and above the cyclical lows experienced in the first quarter of this year. The Bank of Canada also noted this resilience in its October statement. However, home prices remain well-below their record peak reached at the beginning of 2022, so lower home prices have mitigated the impact of higher borrowing costs to a certain degree,” said TRREB Chief Market Analyst Jason Mercer.

It is advisable to do a thorough visual inspection of your home’s exterior, as well as any fences, sheds and other secondary buildings on your property, at least once or twice a year. Now, more than ever, extreme and unexpected weather events happen with greater severity and less predictable outcomes.
So, it’s important to anticipate the ability of your property assets to withstand the unexpected. The most critical areas in need of protection are your roof and foundation, as they work hand-in-hand to protect your home’s overall structural soundness.

Check that roofing, gutters and downspouts offer seamless protection and runoff management. Ensure that joints and valleys are sealed, and overhangs are stabilized so that wind and rain won’t force a rupture or breach. On the ground, look for cracks and gaps in concrete that are susceptible to invasive moisture. Likewise, make an effort to build soil up at foundation walls and fence posts, to direct the runoff away from all buildings and fences. Also, be sure that nearby trees are trimmed to mitigate the risk of branches falling during a storm. By keeping a close eye on the condition of your real estate investment, and preventing avoidable damage, you’ll be protecting its long-term value.
