Here are the latest stats for Toronto, Mississauga, Oakville, and Burlington! 🏡

Home sales and the average selling price in the GTA remain above last year’s levels, while some month-to-month sales have dipped slightly in comparison to May 2023. 📊

There is still a shortage of inventory in most neighbourhoods, despite higher borrowing costs. 💸

Persistent lack of inventory is likely sidelining several buyers who are unable to find a home that meet their needs and wants. 😕

Average DOM are around 2 weeks for most home types, while condos are about 2-4 weeks. 🏙️

If only this were true! 😝 But selling a house actually takes a ton of work! Here's what I do for you:

1. Conduct a market analysis to price the home
2. Determine what should/could be repaired or updated
3. Get listing photos & video done
4. Process paperwork to go live on MLS
5. Set up all the marketing to get the home in front of the right buyers
6. Host open houses and showings
7. Analyze and qualify offers to present to the sellers
8. Negotiate on behalf of my sellers
9. Write up all the contracts
10. Help the sellers through the closing process ...AND MORE!!

These are the *basics* to get a house sold, there are countless steps in between!

Selling your home is so much more than just putting up a for sale sign, even for the most perfect house out there. 🏡

Most people skip this step when they put their home on the market 👇🏼

If you have an "extra" room in your home, make sure you stage it with one clearly defined purpose. Even if you like using your guest room as both an exercise room and a home office, it could give buyers the impression that the home is too small. Instead, think about what your potential buyers are most likely to want to see. A home office? A kids' playroom?

Whether you bring in a professional stager or get creative with the furnishings you have, turning your "bonus" room into a stylish and functional space will have a big payoff.

When buying a home in 2023, you have two options:

1) Wait until interest rates drop and see what kind of home you can get
2) Or buy the home that’s right for you now and refinance down the line

If you’re at a point in your life where you’re ready to buy a home, and it makes sense, the equity you build will make it worth the higher initial rate.

Remember: you’re not married to your interest rate.

If and when rates drop in the future, you can refinance your mortgage and have the best of both worlds: a lower rate and a home that’s building your financial future!
