A little reintroduction 👋🏽

As many of you know, my real estate journey started when I was 14 years old and my parents started shopping for their first house in Canada. We’d been living here for 10 years already, yet finally it was time for them to pull the trigger.

𝙏𝙝𝙖𝙩 𝙬𝙖𝙨 𝙩𝙝𝙚 𝙮𝙚𝙖𝙧 𝙄 𝙛𝙚𝙡𝙡 𝙞𝙣 𝙡𝙤𝙫𝙚 𝙬𝙞𝙩𝙝 𝙧𝙚𝙖𝙡 𝙚𝙨𝙩𝙖𝙩𝙚. 🏡

I’d spend countless hours on realtor.ca, searching for potential homes for us. The whole process was so exciting to me- the thought of being in a new home and touring different properties, I loved it all.

And as my uni roommates can attest, my habit of browsing realtor.ca never really went away, even long after my parents had purchased their home.

And now, having been in the industry for over 2 and a half years, I’ve come to realize 𝙩𝙝𝙚𝙧𝙚’𝙨 𝙨𝙤 𝙢𝙪𝙘𝙝 𝙢𝙤𝙧𝙚 𝙩𝙤 𝙧𝙚𝙖𝙡 𝙚𝙨𝙩𝙖𝙩𝙚 𝙩𝙝𝙖𝙣 𝙟𝙪𝙨𝙩 𝙥𝙧𝙚𝙩𝙩𝙮 𝙝𝙤𝙪𝙨𝙚𝙨.
It’s truly a profession where I’ve gotten to connect with others on a deeper level to help them achieve their goals.

What has the market been up to?

𝐀 𝐒𝐔𝐌𝐌𝐄𝐑 𝐂𝐎𝐎𝐋-𝐃𝐎𝐖𝐍 😎
Real Estate activity typically cools down in the summertime, with people focused more on enjoying the weather and less on moving

That trend has returned this year.

June home sales were up compared to last year, but remained below the March 2021 peak and were lower than the number of transactions reported for May 2021

𝐂𝐎𝐍𝐃𝐎𝐒 𝐀𝐑𝐄 𝐁𝐀𝐂𝐊 🌆

On a whole, the Condo apartment segment had the 𝐬𝐭𝐫𝐨𝐧𝐠𝐞𝐬𝐭 𝐲𝐞𝐚𝐫-𝐨𝐯𝐞𝐫-𝐲𝐞𝐚𝐫 𝐠𝐫𝐨𝐰𝐭𝐡.
While condos did take a hit when the pandemic first began, all the way up to the end of this year, 𝐭𝐡𝐞 𝐝𝐞𝐦𝐚𝐧𝐝 𝐡𝐚𝐬 𝐫𝐞𝐭𝐮𝐫𝐧𝐞𝐝.

The average condominium apartment price was up 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝟖% compared to June 2020, well outstripping inflation.

This could very well be due to the fact that freehold properties have had an increase in price, as well as demand.

If you've been thinking about making a move, 𝐧𝐨𝐰 𝐦𝐚𝐲 𝐛𝐞 𝐲𝐨𝐮𝐫 𝐜𝐡𝐚𝐧𝐜𝐞.

While things have cooled down for the summer months, there is no guarantee this will continue into the fall as people return to their more active searches.

On the other hand, with vaccination increases and a hope for normalcy on the horizon, the fall could also mean more inventory to choose from.

A condominium is a type of property where you own the unit, but maintenance of said property on the whole is dealt with by a management company and the building is governed by a board.
With this come monthly fees to help run things smoothly, AKA maintenance fees

Typically, people shy away from maintenance fees due to the added expense, however in a market like the GTA these fees may be worth it, if it means getting your foot in the door

As of 𝐌𝐚𝐲 𝟐𝟎𝟐𝟏, condos in Toronto are appreciating at a rate of 𝟔.𝟔𝟏% year over year.
With the average condo price being $𝟔𝟑𝟖,𝟗𝟎𝟎, you stand to make $𝟒𝟐,𝟐𝟑𝟏 in appreciation every year (by doing absolutely nothing!)

Lets say you wait to purchase something freehold instead. With the average attached freehold home price being $𝟏,𝟎𝟎𝟑,𝟕𝟎𝟎, and appreciating at a rate of 𝟐𝟑.𝟑𝟕%, a year of waiting could mean an increase of $𝟐𝟑𝟒,𝟓𝟔𝟓 in price.

Which means you would be priced out.

As a first time buyer, the priority should be on getting into the market, building your equity and selling to move up into your next home. Waiting for a crash or dip means you risk pricing yourself out.

Don’t wait for your dream home, build equity instead and sell in a few years to move up!
