How to win in this current market

1️⃣ Your agent should get in touch with the listing agent the moment you know you are interested and begin to build rapport. They should try and understand the seller's motivation, price expectations etc..
2️⃣ Deposits Matter to Sellers. It may be meaningless to you but it shows the seller that you're financially strong and can close even if you don't have a financing condition. Makes everyone more comfortable. You MUST have a bank draft to submit with your offer, if you are 100% interested and know this is your future home, but remember - a deposit 'herewith' there is no going back.
3️⃣ Be flexible on closing. You've got to find out what the Seller wants and make it happen
4️⃣ Write a personal note to the seller to submit along with the offer. Often a few thousand dollar difference in offer price can be made up by telling your story and how much you love the Seller's home. Help them see into the future with you!

Moving out on your own is taking a giant step towards adulthood. There's nothing more exciting or gratifying than moving into your new place, and having basically a blank canvas to create your own comfy space. At first, it's common to feel overwhelmed with unpacking and arranging all the furniture to your liking, but before you even start, you need to start taking selfies in your new space. As much as I hate to say it, what I'm coming to realize is that all we're really able to do is put the brakes on. Imagine going real fast in a Flintstones car, and my heel is out there.
Since the start of the year, I have been going full throttle,but now thanks to quarantine, I learnt to put my brakes on, focus on process and procedures and give one day a week as me time
