Market Update- August

🏠 Toronto's real estate market slowed down significantly in August, with notable price drops across different property types.
Highlights

* 💰 The Benchmark price dropped by almost $20,000 in one month, from $1,161,000 to $1,141,400.

* 📉 The average home price decreased by approximately $36,000, from $1,118,400 to $1,082,500.

* 🏡 The median price also fell, down by nearly $41,000, from $974,000 to $933,250.

* 🏢 More inventory came to the market, increasing the Months of Inventory (MOI) slightly from 2.1 to 2.2 months.

* 📊 The Sales-to-List-Price Ratio (SLPR) declined, with homes now selling for their asking price on average.

* 📉 Despite the market slowdown and price drops, a report from Desjardins suggests that even in a severe recession, Toronto's housing won't become significantly more affordable.

* 🏗️ Desjardins outlines a worst-case scenario where Toronto's average home price could drop by $340,000 from July 2023 levels, but this would only bring affordability back to 2015 levels when housing was already considered unaffordable.

Note: Affordability concerns persist due to stagnant income growth compared to rising real estate prices, even if a major price crash occurs.
