Well, well, well... the GTA real estate market is keeping us on our toes again. 👀

July’s numbers are in, and while the market remains balanced, things are starting to tighten.

The average home price was $1,003,956, down 4.5% from last year. That continues to create opportunities for buyers, but fewer homes are coming to market. New listings fell 17.8% year-over-year, while active inventory declined 12.1%.

With 4.4 months of inventory, conditions remain balanced. However, the sales-to-new-listings ratio has moved up to 41.4%, suggesting the market is gradually tightening as new supply falls faster than sales.

For buyers, there may still be room to negotiate, but the best homes, when priced properly, can attract strong interest. Translation: you have options, but don’t sleep on a good one.

For sellers, fewer new listings may mean less competition. But with homes taking an average of 45 days to sell, strategic pricing, thoughtful preparation, and strong marketing remain essential. Buyers are watching closely, and they know when a home is priced right.

The bottom line? This isn’t one market for everyone. Your experience will depend on your neighbourhood, property type, price point, and personal goals.
