That’s the total number of private residences at Canada’s first ultra-luxury tower of its kind — rising on one of the most land-constrained, institutionally-controlled blocks in the country.
For context: Avenue has no land left to develop. First Capital REIT owns the retail district surrounding it. The neighbourhood’s trajectory over the next decade is, in my view, as close to a structural certainty as real estate offers.
When I look at comparable addresses internationally — One Hyde Park in London, 432 Park in Manhattan, Waldorf Astoria Residences in Miami — the commonality isn’t amenity or architecture alone. It’s irreplaceability. The inability to replicate the address, the developer, and the moment.

Residences begin at 2,400 sq ft with 11–12 ft ceilings, private elevator foyers, floor-to-ceiling curved windows, and minimum 400 sq ft terraces. Entry is at $10M.
This is not a condo purchase. It’s a trophy allocation in a market that has systematically underpriced ultra-luxury relative to London, New York, or Hong Kong.
Forty years from now, whoever holds a residence in this building will hold something that cannot be recreated.
