The August numbers are in — and there’s more to the story than a quieter month.

Across the GTA, 5,057 homes sold in August, down 2.1% from last year. The average selling price was $993,410, a 2.7% year-over-year decline.

But here’s the number that really caught our attention: new listings fell by 14.1%.

That means fewer homes are coming to market, even though buyer activity hasn’t changed nearly as much. Buyers still have time to compare options and negotiate, but if inventory continues to tighten, the amount of choice available could start to shift.

For sellers, this market continues to reward realistic pricing and thoughtful preparation. For buyers, opportunities are still there — but the best strategy depends on the neighbourhood, property type and price range you’re considering.

The Bank of Canada kept its key interest rate at 2.25% today, marking the 11th consecutive month at the same level.

The decision comes as Canada’s economy showed resilience, growing at an annualized 3.3% in Q2.

For the real estate market, a steady rate environment gives buyers and sellers more clarity as we head into the fall.

The market is moving — and staying informed matters. The next rate announcement is scheduled for Oct 28.
