The story of May was simple: more buyers entered the market while fewer homes came up for sale.

Home sales increased compared to last year, and new listings declined significantly. As a result, inventory is slowly being absorbed and we’re starting to see signs of a more balanced market in some neighbourhoods.

Interestingly, prices remain lower than they were a year ago, which means buyers are still benefiting from improved affordability and have room to negotiate. At the same time, the gap between supply and demand is narrowing.

What does that mean in practical terms?
🏡 Buyers still have opportunities, but they may not have as much leverage as they did a few months ago.
🏡 Sellers are seeing more activity and a market that is gradually moving in their favour.

The market isn’t overheating, but it is becoming more active. If this trend continues, we could see prices stabilize and begin to move upward over time.

April showed a clear shift in the GTA market: home sales were up 7% compared to last year, while new listings were down 9.3%. In simple terms — more buyers are stepping in, while fewer new properties are coming to market.

Even with tighter conditions, buyers are still benefiting from more affordable pricing compared to last year. The average selling price was $1,051,969, down 4.9% year-over-year, while prices edged slightly higher compared to March.

What does this mean?
Buyers still have opportunities, but the market is starting to move. If listings continue to slow and sales keep rising, we may see more competition in certain neighbourhoods as the year goes on.
For sellers, this is a good reminder that strategy matters — the right pricing and presentation can make a big difference.
