🏡 It doesn’t take long for a wood deck to start looking weathered and neglected.

👉 Here are a few tips to help you keep your wood deck in tip-top shape.

1. Do A Water Test
Simply spray some water on it and watch what happens to the water. If it soaks into the wood, it’s time to reseal.

2. Clean Before Sealing
Use a cleaner designed for wood to remove obvious surface dirt and then sand the deck lightly to prepare it for staining and/or sealing.

3. Use A Deck Brightener
If your deck is particularly weathered, apply a deck brightener to breathe new life into it.

4. Seal Your Deck
Purchase a stain/sealer that repels water and resists fading.

5. Keep Up With Maintenance
Periodically clean your deck of surface dirt and stains and conduct a water test to spot issues before they become big problems.

🏠 Buying a new home and closing the deal can be an exciting and somewhat confusing time, be sure you consider the following information to help you close the real estate deal.

Obtain pre-approval for a loan
While not necessary for actually closing on a property, being pre-approved for a loan does help it close faster.

Lock in an interest rate
Not locking in a favorable rate ahead of time can leave you at the mercy of the market once you do decide on a property.

Get the home inspected
If any major issues are identified during a home inspection, the sellers will need to address them before the home can become yours.

Don’t be afraid to negotiate the purchase price
Should your inspection turn up any problems that you’ll need to fix yourself, don’t be afraid to re-negotiate the price.

💎 If you’re looking for ways to add a luxurious touch to your home, the following ideas may help.

1. Remodel The Bathroom
Adding features like recessed lighting and modern tiling and flooring allows you to add a real sense of luxury.

2. Add Plants
Try adding small plants in small spaces and large plants that take up entire corners.

3. Go Neutral
For a calming, modern look, choose a neutral color for the walls.

4. Embrace Temporary Wallpaper
Temporary wallpaper is a thing now, and if you’re the type that gets bored easily, it might be just what you need.

5. Reupholster The Furniture
Rather than go out and buy new furniture to fit your luxurious visions, try reupholstering the old pieces instead.

6. Add High-end Accents
Look for ways to incorporate marble, antique gold, and solid wood throughout your home and swap out modern ornaments for vintage ones.

🍎 Looking for ways to give your kitchen an upgrade without breaking the bank or spending too much time?

👇 Here are four kitchen DIYs that are easy and cheap but make a big impact.

1. Replace The Faucet
Replace the faucet with something sculptural-looking and high-tech. The upgrade will make your kitchen seem more high-end almost instantly.

2. Redo The Backsplash
A modern choice in kitchen backsplashes is self-adhesive metal tiles. Just cut the tiles to the correct size and shape for the space, then apply them using the pre-applied adhesive on the back.

3. Update The Lighting
Add some under-the-counter LED lighting using double-sided tape or small screws, or change out your old light bulbs for smart bulbs you can control with your phone.

4. Replace The Drawer And Cabinet Pulls
It’s as simple as unscrewing the old hardware and turning in the new ones, so there’s really no excuse not to make this upgrade, especially when most hardware and home improvement stores carry a wide selection of handles and k***s to fit any budget.

🏠 Your home is the place you should feel most comfortable.

🖼️ You can make it so by incorporating your creative side into the décor. Try one or all of the following ideas to make your house a home.

5 Ways To Incorporate Your Creative Side Into Your Décor

1. Decorate with seasonal items. Hang skis and other winter items from the ceiling for a unique décor idea. Since a lot of this stuff is used outdoors, there’s no need to worry about interim storage.

2. Display your talents. Not only will you enjoy making the decorations, your guests will love the fact that your home is so full of exciting things to look at.

3. Tell a story with your collections. What kind of things do you like to collect? Coffee mugs? Stamps perhaps? What about books? Almost anything can be a collectible with a story.

4. Display your tools in a handy fashion. If you use specific tools for your hobby, keep them just an arm’s length away by hanging them where you use them most.

5. Decorate according to emotion decorate with the things you love based on how they make you feel. For instance, if that lovely shell you picked up on the beach last summer calms your mind, place it on your bedside table.

🤔 Are you considering real estate investing as a way to increase your wealth?

👇 Here’s the rundown on why you should begin investing now.

1. The Value Of Investing Early
Many real estate investors get an early start knowing the risk can pay off big. Although most 20-year-olds have a lot going on, it’s the perfect time to buy your first investment property. While it can be stressful, all it takes is one small and smart investment to be successful.

2. Securing A Loan In Your 20s
As a young person, it’s likely your credit score will be low thanks to a lack of credit. While this can negatively impact your interest rate, you can rest easy because, in general, interest rates have been low for the last several years anyway.

3. The Bottom Line
Investing in real estate while you’re young gives you many advantages over other people your age. You’ll learn responsibility and patience – both of which will help you in many areas throughout your life. After all, being a real estate investor requires you to make sound financial decisions based on research. Real estate investing is not a get-rich-quick scheme, so being patient is key.

😮 Delays happen with any remodel, but what can you do when you don’t want to wait for your new appliances to arrive off backorder?

👇 Here are a few tips to help keep your kitchen remodel on track.

1. Order Appliances As Early As Possible
Don’t wait until you’re in the middle of the project to order as you’ll likely wait weeks or even months for that new stove or refrigerator to arrive.

2. Be Flexible In Your Choices
You may have your heart set on a specific model or brand of appliance, but if that item is out of stock, it could set your kitchen remodel back or put it on hold for a long time.

3. Work With A Designer/project Manager
Your best course of action would be to work with a professional like a designer or project manager who can effectively schedule the project around the appliance and material deliveries.

4. Set Up A Temporary Kitchen
Set up a makeshift kitchen in another room of your home using things like a hot plate, your old refrigerator, etc. so you can still prepare light meals and not have to sacrifice much during the project progression.

5. Be Patient
Everyone is doing the best they can with what they have, so if you plan to embark on any kind of home remodeling project in the coming months, be patient.

🛁 🌸 There’s no need to leave your home to enjoy a spa day.

👉 Here are several tips to help you create that spa retreat right in your own home.

1. Bamboo, Wood, And White Towels
When the spa day arrives, place the towels on a wooden stool within reach of the bathtub. For an even more spa-like feel, place a heated water bottle between the folds so the towels are nice and warm against your skin.

2. Spa-inspired Scents
Consider placing scented candles or an essential oil diffuser in the room to delight your sense of smell. Also, flowers or aromatic plants are a great touch.

3. Spa-like Colors And Textures
Choose a soft, neutral color like light gray, green, or beige for the walls and accent with natural pieces like a vase full of tree branches or an orchid for a colorful pop.

4. A Shower Experience To Beat All Shower Experiences
If your budget allows, and you’re so inclined, remodel your old shower to create a walk-in shower complete with a rainfall showerhead.

5. Mood Lighting
Install a dimmer switch on your bathroom light, if you don’t already have one, and use scarves to diffuse the light even further. Lit candles are another way to add soft lighting.

6. Meditative Music
Simply download spa-inspired music on your phone for some tunes to set a relaxing mood.

🔍 Are you a new real estate investor?

👍 Here are 5 basic things every real estate investor should know.

1. Local pricing
As an investor, one of the first things you should look at is the current pricing trends in the area.

2. Mortgage pre-approval
The lender locks in an interest rate for you that stays the same regardless of interest rates at the time you actually purchase a home.

3. Developing communities
One way to ensure your success as a real estate investor is to buy properties in up-and-coming neighborhoods. Growing communities experiencing new infrastructures make for great investment opportunities.

4. Low-tax areas
If taxes are higher or are slated to rise in a given area, but a neighboring community has lower taxes, more people will want to buy in the lower tax community.

5. School rankings
Communities with high ranking schools tend to draw parents hoping to enroll their children in quality education. Good investors know that buying in such areas can lead to high profits.
