Picture this... It's me, knocking on your door to come and chat about listing your home.

These meetings are never one-size-fits-all but there are a few elements that I always include

1️⃣Listen and listen good
So often, agents will come in and start rattling off all the things they can do to get your home sold. Instead, I think it's most important to hear from the seller first - to learn what's most important to them, to hear about the home, and understand their goals for the sale.

2️⃣Explore the home
With a walkthrough of your home, I begin to understand what you love about it, its unique features, and its selling potential.

3️⃣Market data & suggestions
I'll take the information shared in our first meeting and get to work on gathering information. I'll compile market trends and recent sales to provide you the latest information on your home’s value. I'll also provide suggestions (my pre-listing checklist!) that will help prepare your home for market.

4️⃣The selling game plan
With the above in mind, we'll develop a strategic marketing plan to highlight your home’s strengths, price it right from the get-go, repair and stage as needed, grab high quality imagery and video, and ultimately attract the right buyers.

The good news: I've got a fast-track timeline to help you make the most of the 90 days you've got left of 2024.

Here's the game plan

OCTOBER:
• Secure a pre-approval letter ASAP. Understanding your budget and buying power will streamline your house hunt.
• Connect with an agent: A skilled agent will be your advocate and representative to guide you throughout the entire process.
• Research online listings and attend open houses. This will help you refine your priorities and prepare you to make an offer quickly.

NOVEMBER:
• Find your perfect match and be ready to pounce on it as soon as it hits the market.
• Make an offer. Give your highest and best first and ask for a quick closing date.
• Once your offer is accepted, schedule a thorough inspection the same day so you can uncover any potential issues.

DECEMBER:
• Close the deal and secure your keys. Pop the bubbly — you're a holiday homeowner!
• Lock in reliable movers to ensure a smooth transition into your new space. (I can recommend a great one!)
• Embrace the holiday spirit but keep decorating and meals simple this year. The best gift you can give yourself is time with loved ones in your new home!

Asking your lender this ONE question could save you big. ⁠

Does my loan have a pre-payment penalty?⁠

Making just ONE extra payment each year can shave years off your mortgage term and save you thousands in interest.⁠

Let’s look at a client with a 30-year mortgage of $1000,000 at a 6% interest rate. Without extra payments, the total interest paid over the loan term is approximately $1,158,381⁠

With ONE extra payment of $6000 each year ($500/mo) the interest drops to $912,689, and the loan would be paid off 5.5 years earlier than the original term. ⁠
And the savings hitting their pocket? $245,692 over the life of the loan!!!!⁠

BUT Make sure to ask your lender about pre-payment penalties (penalties can be steep - often 2% of the loan balance).⁠

Check with your lender so you can save on your timeline.⁠

They did this by planting pops of spring flowers, refreshing the mulch and made sure that their yard was free of debris and dead leaves ⁠

2. They decluttered⁠

Clutter can turn off buyers in seconds — I’ve seen it firsthand. ⁠
My clients took a critical look at their space and cleared countertops, tidied closets, and removed personal momentos to help buyers envision themselves living there. ⁠

3. They agreed to staging⁠

The final touch! My clients agreed to staging. The stagers brought in a few key pieces that tied the space together perfectly.⁠

And voila! The property looked completely different and shined!!

First, SAVE this post so you don’t lose it.⁠

When it’s time to sell your home, it can be overwhelming to consider what needs to be done.⁠

Here’s the thing — there are SO many ways to improve the presentation (and value) of your home that don’t require a ton of⁠
time or money.⁠

A lot of times, some of the bigger ticket home improvements don’t even translate to a large increase in your sales price.⁠

1 -- Declutter, deep clean and depersonalize.⁠
This first recommendation requires almost no money. You want to remove any distractions so that potential buyers can easily⁠
envision their life in your home.⁠

2 -- Create a neutral palette.⁠
If you have taste specific wall colors or wall paper, considering painting the interior of your home a neutral color. DM me for⁠
my favorite neutral paint colors.⁠

3 -- And most importantly, consider the comps.⁠
Study other homes in your neighborhood that have recently sold. How does your home compare?⁠

Are there negatives that stand out about your home that you could easily remedy? These types of considerations can help you achieve the price you desire.⁠

Let's get you into your dream home in 2024!⁠

Remember when you first dreamed of owning a dream home? Maybe the dream was to have a pool, a whirlpool bath, a walk-in closet. A fireplace, a library or big backyard. Maybe even a secret passage, like my daughter dreamt of!⁠

Whatever it was, it was your dream home. And you might still want it.⁠

The reality is, when you bought your first home, your focus was to own a property and stop paying rent. So you did not explore many possibilities. You did not look at different styles, sizes, and locations. ⁠

You had not grown as a person and as a homeowner.⁠ You didn't account for future needs, of outgrowing your space or your changing requirements⁠

Here is my hot take on the market!

I don’t actually think this new market means that the sky is falling. It could actually mean that it is time to seize the day! ⁠

For 2 years buyers have had to offer large deposits, condition-free offers, well over asking and the concept of affordability had ceased to exist. Sure, mortgage rates were low, but what good is that when there are hardly any options available in your price range?⁠

Over the coming few years, based on the patterns we are already seeing, a few key things are likely to happen:⁠

Buyer budgets will decrease, having to qualify with higher rates and save larger down payments.⁠

As a result of less competition, prices will decrease, multiple offer situations will taper off, giving buyers more time to shop and make smart offers without that sense of panic we’ve all become so used to.⁠

If you are feeling worried about what is to come in this market, We get it. There is a lot of news right now that is meant to make you feel that way. ⁠
