Becoming a homeowner teaches you things nobody really prepares you for. Here’s what I wish someone had told me — and what I now tell my clients all the time.

Something will always need fixing. Always. The sooner you make peace with that, the better. Homeownership is not a finish line — it’s an ongoing relationship with a building. Budget for maintenance every single year and you’ll never be completely caught off guard.

Your emergency fund matters more than you think. The month you feel totally settled is usually the month the water heater decides to quit. Having cash set aside specifically for the house is not optional — it’s just part of owning one.

You’ll also start caring about things you never cared about before. Gutters. Grout. The age of the HVAC. Drainage in the backyard. Things that meant absolutely nothing to you as a renter will suddenly consume entire weekends. It’s a whole new world. 😄

But here’s the thing — for all the surprises and maintenance and Saturday trips to the hardware store, there’s something about having your own space that just hits different. It’s hard to explain until you experience it. Worth every bit of it. 🙌

Bank apps use soft pulls. Lenders don’t.
Go to Equifax.ca once a year. Check your full report manually. Don’t find out at the worst possible moment.
