With warm weather comes big progress at M City. The towers are climbing higher every day, transforming the skyline and becoming an unmissable part of Mississauga.
 
Here is where things stand at the moment: 
 
M3
• Building crown and final exterior architectural features are complete.
• Window wall and railing installation has reached Level 79.
• Stud and drywall installation is finished building-wide.
• Finishes and kitchen installations are underway up to Level 75.
• Appliance installation is complete up to Level 70.
• Work has begun on the fireplace lounge.
• System commissioning is underway, and residents continue to move in as phased occupancies progress.
 
M4
• Concrete slab pouring is complete up to Level 41.
• Window wall installation has advanced to Level 26, with ground-floor curtain wall 95% complete.
• Podium elevator rail installation is complete, and door installation is underway.
• Corridor drywall is installed to Level 14.
• Interior suite framing is active on Levels 10 and 11.
• Drywall installation has begun in the Level 3 mock-up suites.
 
M5
• Concrete slab pouring is complete up to Level 27.
• Window wall installation has reached Level 11, with balcony railings installed up to Level 6.
• Demising walls and suite framing are complete from Level 2 to Level 4.
• Fire pump installation is complete, and permanent power-on work is in progress.
• The hoist has been raised to Level 20, with stairwell railings advancing toward the same floor.
 
M City continues to develop and redefine Mississauga’s downtown core, with M3 leading the charge and demonstrating what lies ahead.

We’re excited to announce the unveiling of a custom piece by artist and illustrator Kathleen Fu (Kathleen Fu ✧˚ ༘ Illustrator) at M3, one of the largest illustrations ever created for a residential condo lobby. The artwork is packed with elements celebrating M City and Mississauga, from recognizable landmarks to hidden gems waiting to be discovered. 
 
Filmmaker, writer, champion of the arts, and founding partner at OniOne, Paula Fleck (Oni One), had a blast exploring the artwork’s details, characters, and hidden easter eggs, and we hope you will too.

The M3 gym is already a favourite among residents, and here’s a look at the completed space. The gym is equipped with state-of-the-art equipment, includes dedicated spinning and yoga areas, and features expansive floor-to-ceiling windows overlooking the soon-to-be-completed 2-acre park. A defining example of how M3’s amenities are designed to support an elevated lifestyle.

We’re thrilled to see how Kathleen explored the different elements of M City to inform her final piece. From the architectural details to the green spaces and transit connections, her research uncovered many layers that bring this vibrant community to life.

We’re back with artist and illustrator Kathleen Fu. This time, she shares what went into her artwork beyond the buildings: the gatherings at Celebration Square, the food festivals, the stories, and moments that make Mississauga come alive.  
 
Her piece brings together both the architecture and the community that defines M City. We can’t wait to see the final product installed in the M3 lobby.

The M City masterplan continues pushing forward, even through the coldest months of the year. Here’s the latest on M3, M4, and M5.

M3
• The crown steel structure is expected to begin taking shape by the end of March and is scheduled for completion in May
• Suite framing is progressing on Level 77, the highest residential floor
• The common tower hoist has been removed, enabling hardscaping and softscaping works along the Burnhamthorpe elevation
• Pool deck tiling is progressing and nearing completion
• Gym equipment has been delivered to site



M4
• Formwork is progressing toward completion of the Level 25 slab
• Interior suite framing has commenced on the ground floor, Level 3, and Level 4
• Exterior amenity concrete work on Level 4 is nearing completion, with Level 3 to follow
• Exterior window wall installation is complete from the ground floor to Level 6 and from Level 9 to Level 13
• Exterior curtain wall installation on the ground floor is progressing and nearing completion
• Interior electrical and mechanical work within the podium floors is progressing well



M5
• The concrete slab has been poured at Level 15
• Precast installation is complete excluding areas obstructed by the hoist
• Window installation is ongoing on Levels 1, 2, and 3
• Ground floor canopies have been fully installed
• Masonry work is ongoing on Parking Level 1
• The ground floor transformer room is nearing completion
• Plumbing and sprinkler rough-in work is ongoing on Parking Level 1


Throughout the winter and in the quieter months of 2026, M City is firing on all cylinders.
