There's a slide in my listing presentation that always raises an eyebrow.... And it's not commission.

It's the one where I tell sellers that I may not take their listing.

Because sometimes the price isn't realistic.
Sometimes the expectations don't line up.
Or sometimes, we're simply not the right fit.

Could I say yes anyway? Of course. But getting the listing isn't the goal. Doing right by the client is.

At the end of the day, i'd rather have an honest conversation before we list than an uncomfortable one three months later.

When checking in with my past clients, they told me, "We love our home. We'd only move if we could live on our daughter's street."

No pressure. 😅

So when the first house came up on their daughter’s street, we viewed it twice and seriously considered an offer. But something just didn't feel quite right. While we were weighing the decision, it sold conditionally… Cue the disappointment.

But, then came the twist.

A neighbour mentioned another home on the street might be coming to market. Ensuring to respect the listing agreement with their agent, we asked the neighbours to let the sellers know we had an interested buyer and provided my contact for their agent, and they reached out.

While arranging a showing before it hits the market, the deal on the first house fell apart... suddenly both homes were back on the table. This story is full of twists!

I pushed to get us into the off-market property as quickly as possible so my clients could make the right decision and the moment we walked in, we knew. It was the better home, and the better fit. And we were able to negotiate a much better price too!

This year I’ve been reminded on multiple occasions that the right home will always find you.

Sometimes the home you don’t get is simply making room for the one you were meant to find.

After losing out on a previous property, my clients could have easily felt like they missed out on their dream home. But, I promised them that it just meant that something better was coming … and it did.

They didn’t have to wait long, listed the same day that we missed out on the other property - this beautiful home came up in the same neighbourhood they loved.

A home they can grow into, make memories in, and enjoy for many years to come … a place where their next chapter gets to unfold.

You’re not bad with money… Homes just became harder to reach.

I think a lot of people need to hear that right now, especially first-time homebuyers.

Because I’m seeing an entire generation carrying around shame about something they didn’t create.

I know you’ve been making sacrifices in ways previous generations never had to, yet still feel behind.

The goal posts kept moving; the cost of living climbed, rent climbed, interest rates climbed.

Meanwhile wages didn’t rise at the same speed as housing did … that’s not your fault.

Renters and future buyers, you deserve more honesty and a lot less judgement. In addition to that you need someone in your corner who can help you build a strategy to achieve your home ownership goals.

Last year, 3 out of 5 houses in Milton didn’t sell… and surprisingly, this charming home was one of them 🤯

Fast forward one year.

Same home, on the same street with all the same charm but in a different market… and this home is officially sold in under one month!

So what changed?

Timing, strategy, buyer psychology, inventory levels, pricing, presentation, and market confidence… because they all matter just as much as the house itself!

A home not selling doesn’t always mean something is wrong with the home, sometimes the market just wasn’t yet ready.

I know that selling a home comes with so many emotions, especially after a previous experience that didn’t go exactly as planned. I feel that disappointment just as deeply as my clients.

But this year, everything aligned and I get to feel the joy as deeply also!
