You’re not bad with money… Homes just became harder to reach.

I think a lot of people need to hear that right now, especially first-time homebuyers.

Because I’m seeing an entire generation carrying around shame about something they didn’t create.

I know you’ve been making sacrifices in ways previous generations never had to, yet still feel behind.

The goal posts kept moving; the cost of living climbed, rent climbed, interest rates climbed.

Meanwhile wages didn’t rise at the same speed as housing did … that’s not your fault.

Renters and future buyers, you deserve more honesty and a lot less judgement. In addition to that you need someone in your corner who can help you build a strategy to achieve your home ownership goals.

Last year, 3 out of 5 houses in Milton didn’t sell… and surprisingly, this charming home was one of them 🤯

Fast forward one year.

Same home, on the same street with all the same charm but in a different market… and this home is officially sold in under one month!

So what changed?

Timing, strategy, buyer psychology, inventory levels, pricing, presentation, and market confidence… because they all matter just as much as the house itself!

A home not selling doesn’t always mean something is wrong with the home, sometimes the market just wasn’t yet ready.

I know that selling a home comes with so many emotions, especially after a previous experience that didn’t go exactly as planned. I feel that disappointment just as deeply as my clients.

But this year, everything aligned and I get to feel the joy as deeply also!

There’s a difference between being patient… and being stuck.

A lot of buyers think waiting is the “safe” option right now and they seek the perfect moment when they feel certain.

But here’s what I’ve learned after 14 years in this business;

Real estate tends to shift well before public confidence does.

By the time everyone feels comfortable buying again, competition usually comes back with it. The leverage buyers had disappears, and the market begins to feel impossible again.

It’s not about forcing timing. It’s about understanding that waiting is a decision, and sometimes, it’s the most expensive one a buyer can make.

We knew the clock was ticking after firming up my clients condo with a rather short closing.

So we hit the ground running, and we moved fast… three days fast.

We explored many different neighbourhoods across Mississauga, but we landed right back where it all started - Meadowvale.

The place my client grew up. The streets that already hold their story.

Now their boys get to run those same paths, build their own memories, and grow up in a place that already feels like home.

Sometimes the next chapter isn’t about going somewhere new. It’s about returning to what always felt right… just with a new perspective.

So happy for this beautiful family and everything that’s ahead for them! Congrats and thank you once again for trusting me to guide you home 🏡

Sold in under a month and just shy of full asking price - in a condo market that hasn’t been forgiving.

It’s pretty simple really - pricing right from day one. No chasing the market and definitely no testing unrealistic numbers.

Just positioning it exactly where it needed to be, with the right marketing focused on our most likely buyer… and voila! 🪄

This one didn’t rent in a weekend, but that was intentional.

We had a lot of interest (30+ showings), but not the right interest. And in this market, that’s where a lot of Landlords are left with regret, rushing to fill a unit instead of protecting it.

After having had the pleasure of working with my clients on a few of their investments - we were clear on what we were looking for.

✅ Income that supports rent (roughly 3x)
✅ Stable employment
✅ Strong credit

+ an overall profile that made sense long term, and so we waited and unfortunately hdd to reject many an applicant.

But, what matters most is the result… a great tenant, and no vacancy after an unexpected but ironed-out early departure of their last tenant.

Huge congrats to my clients, and thank you for trusting me while being patient when it mattered.
