🏡 Here’s your market update for May 2026!

While the GTA real estate market began to transition into its traditionally slower summer season in May 2026, buyer activity remained strong.

Sales increased compared to last year as improved affordability, supported by lower home prices and borrowing costs, continued to attract purchasers to the market.

With over 6,500 sales last month, an increase of 6% compared to May 2025, we saw a 19% reduction in new listings — indicating a substantial tightening of the overall market.

Even after adjusting for normal seasonal patterns, GTA home sales increased by 10% in May compared to April, signalling a substantial shift just in the last few weeks. The average home price across the region is now approximately $1.069 million.

To add to this strong performance, sales are forecasted to continue this upward trend as we move through the second half of this year.

While economic uncertainty continues to make headlines, savvy observers can remain cautiously optimistic, as the central bank may steer away from interest rate hikes in the near future if additional economic stimulus is needed.

On the trade front, the easing of geopolitical tensions and overall global uncertainty will only further bolster the recovery.

Over the past year, inventory levels have gradually declined, but buyers continue to benefit from a wide selection of available properties, supporting both affordability and negotiating power. If this trend continues, it could place upward pressure on home prices in the months ahead.

The Federal government has just introduced the new Bill 98, with the intention of making it easier, faster, and less expensive to build homes in Canada.

Many of these measures align with the recommendations from the Toronto Real Estate Board’s recent policy report on tackling housing barriers in Ontario.

HERE'S WHAT HAPPENED LAST MONTH IN THE GTA:

• Greater Toronto Area REALTORS reported 6,583
home sales in the GTA; an increase of 6.3% compared to May 2025.

• There were 17,698 new listings in the GTA; a decrease of 18.9% compared to May 2025.

• The average selling price for all home types reportedly decreased by 4.6% compared to May 2025.

• The average condominium apartment price decreased by 6.4% compared to May 2025.

🏡 Here’s your market update for April 2026!

This April brought a noticeable increase in real estate activity, with close to 6,000 homes sold through Toronto’s MLS — up 7% compared to the same time last year — as buyers continue to take advantage of attractive deals.

Condo sales also climbed, rising 9% year over year.

However, the large amount of available inventory is continuing to keep major price swings in check.

The average price for a home in the GTA is now sitting at $1,050,000; which is $30k higher than the month before (late spring market?), but still sitting around $50k lower than April of last year.

This means we’re on a nice upward trend for now!

Compared to last year, new listings have fallen by 9% while active inventory is down 6%, reinforcing the market tightening reflected in recent sales activity and pricing trends.

Canada’s strengthening economy under Mark Carney appears to be giving the housing market renewed momentum, even in the face of last year’s population decline.

In case you missed it, last year we saw stable GDP even though our population declined for the first time on record, and the TSX was the highest performing stock index in the G7.

Amid rising oil prices and ongoing global instability, Canada is positioned to maintain its role as a global leader, reinforcing its economic strength through new trade partnerships and major nation-building initiatives.

Looking ahead, new reports are emerging that focus on the next phase of policy reforms aimed at building more of the right types of homes with the purpose of improving affordability for people in Ontario.

The good news is, progress is being made. We’re cutting back on red tape and scrapping outdated rules that are blocking new housing.

Hopefully this will begin the change we need to keep housing affordable for generations to come.
