In August 2026, GTA new listings fell 14%, while sales remained fairly steady, down just 2%.

With fewer homes available, competition could increase and put upward pressure on prices heading into the fall market.

As prices rise, more inventory may come online as sellers take advantage of the upswing.

At the same time, buyers may feel more urgency if they believe the market has bottomed.

The short-term trend remains relatively flat, with average sale price, sales volume, and the Home Price Index shifting only a few percentage points.

Over the past year, buyers have benefited from plenty of choice at more affordable levels.

Here in the trenches, we’re seeing buyers decide now is a good time to purchase an entry-level home in Toronto or surrounding municipalities, with some benefiting from market conditions and HST rebates.

Once sentiment shifts toward stability and steady growth, we could see an influx of demand as global uncertainty settles and Canada eventually lifts its ban on foreign investment in residential real estate.

Domestically, we’re seeing positive news for the economy, particularly GDP and job growth. The main concern is whether trade tensions and global instability could push inflation and interest rates higher.

HERE'S WHAT HAPPENED LAST MONTH IN THE GTA:

• Greater Toronto Area REALTORS reported 5,057 home sales in the GTA; a decrease of 2.1% compared to August 2025.

• There were 12,075 new listings in the GTA; a decrease of 14.1% compared to August 2025.

• The average selling price for all home types reportedly decreased by 2.7% compared to August 2025.

• The average condominium apartment price decreased by 3.6% compared to August 2025.

🏡 Here’s your market update for July 2026!

Last month, the Toronto real estate market experienced tighter conditions compared with the same period last year.

While home sales declined by less than 1% and the average selling price decreased by nearly 5%, the most notable change was in new listings, which fell by almost 20%.

These trends indicate that demand for housing remains relatively steady, while the supply of available homes has declined. As a result, buyers are entering a more competitive market, with fewer properties available and increased competition from other prospective buyers.

Interestingly, despite the decline in the average sale price, the Home Price Index actually increased from June to July.

This suggests that comparable types of homes were selling for more in July than they were in June, even though the overall average sale price declined.

This can be explained by a larger share of homes being sold at a lower price point like condos or townhouses.

Reportedly, many potential buyers are holding off on purchasing a home until they have greater confidence in the housing market and the broader economy.

We call it the “reverse urgency” effect. A few years ago, when home prices were climbing month after month, buyers felt pressured to act quickly because delaying a purchase could mean paying more and missing out on potential equity gains.

In today’s market where prices are declining, buyers feel that waiting works in their favour, with the expectation that homes could become more affordable with time.

Right now, we seem to be in a stable environment without significant price growth or decline from year to year. As expected, we’re seeing busy Spring and Fall markets where prices increase, and slower Summer and Winter markets where prices level out.

It’s important to note that this is our second year of population declines, breaking the streak of consistent growth that we’ve seen since the 80s.

So, despite a falling population, our economy and housing market are stable and beating expectations — but what will happen when we return to a consistent pace of immigration and population growth?

Honestly, we are feeling pretty optimistic. In 2027, Canada is expected to lift the foreign buyer ban. The immediate effect will be an increase in demand.

We’ll monitor how the market responds to this shift as we prepare for a busy fall season, which usually kicks off just after Labour day in September.

• There were 14,484 new listings in the GTA; a decrease of 17.8% compared to July 2025.

• The average condominium apartment price decreased by 2.3% compared to July 2025.

🏡 Here’s your market update for June 2026!

In June 2026, the market continued its upward momentum, with sales nearly 10% higher than a year ago and new listings down almost 13%. With more sales and fewer homes coming to market, the market is tightening.

This aligns with the Toronto Regional Real Estate Board’s 2026 outlook, which forecasted a “year of two halves,” with a slower spring followed by stronger market activity in the fall.

The reason you may be hearing mixed messages is that the numbers tell different stories depending on how you look at them.

Although the average selling price remains lower than it was in June 2025, prices have been trending upward month over month, and it isn’t uniform across all market segments.

So, at the moment, saying the market is down and saying the market is up could both be true.

The market for the low-rise segment, like townhomes and detached houses, is a far more competitive landscape than high-rise condos, and the good deals sell fast.

For example, we just sold a home in Mississauga’s Churchill Meadows in two weeks, where the average time on the market is almost twice that.

Our seller was happy with the price — they purchased decades ago, and aren’t subject to the short term swings.

Competition is expected to continue increasing as more people come to terms with the changes taking place around the world.

Moving forward, housing affordability remains a priority for policymakers. The next area of focus is development charges, which can add as much as 20% to the price of a new home.

The new Development Charge Reduction Program could be a positive step toward lowering the cost of new housing and making homeownership more attainable for everyday people.

• Greater Toronto Area REALTORS reported 6,770 home sales in the GTA; an increase of 9.4% compared to June 2025.

• There were 17,282 new listings in the GTA; a decrease of 12.9% compared to June 2025.

• The average selling price for all home types reportedly decreased by 3.9% compared to June 2025.

• The average condominium apartment price decreased by 9.5% compared to June 2025.
