Toronto Falls Into Moderate Bubble Risk
Toronto’s housing market has recently been flagged as having a moderate bubble risk, according to a global wealth manager’s latest report. As someone who’s spent nearly two decades navigating both the real estate and mortgage landscapes here in the GTA, I’ve watched Toronto’s market lead the way from 2014 to 2022—real home prices doubled, fuelled by strong immigration, investor interest, and new construction. But over the past year, we’ve seen a significant shift: home prices are down approximately 11% year-over-year, marking the sharpest annual decline among 23 major cities tracked. In fact, since the 2022 peak, Toronto prices have dropped close to 30% as higher interest rates, increased inventory, and the foreign-buyer ban have all played a role.

This correction has narrowed the gap between home values and what local buyers can actually afford, pushing Toronto into the moderate risk category rather than something more severe. Still, the outlook remains cautious: as inventory continues to rise, growth slows, and the potential for further rate hikes lingers, price pressure may persist in the near term. Having worked on both the real estate and mortgage sides, I know it’s more important than ever to approach decisions with a clear understanding of these market shifts.

Toronto Affordability Gains Are Tapering
Toronto’s affordability landscape is shifting, albeit more slowly. In Q2, the city’s aggregate affordability measure improved by about one point—bringing it to around 64% across all housing types. While that’s a positive step, Toronto still ranks as one of the least affordable major markets tracked. Most of this progress has come from income growth, with home prices just beginning to show early signs of stabilizing. Notably, condos have become the most accessible they’ve been since 2017, offering buyers an entry point that’s comparatively more attainable. Yet, even with these recent improvements, Toronto’s overall affordability burden remains the second highest among major Canadian markets, and it’s still within a single point of potentially shifting that ranking. This was also the smallest quarterly improvement since the recovery began in Q1 2024, though Toronto continues to outpace most other markets. With my background in both real estate and mortgage strategy, I’m always monitoring these shifts closely to help clients navigate the evolving market with confidence.

Toronto Housing Market: New Opportunities Amid Recent Shifts
It’s striking to see how Toronto, once known as one of the world’s strongest housing markets, has now experienced one of the steepest declines globally. Both Toronto and Vancouver have seen inflation-adjusted home prices dip about 10%—the largest drop among 23 major cities. While today’s prices are sitting below their previous highs, the reality is that the cost of owning a home remains a significant challenge for many. Nationally, home prices have reached their lowest point since 2023, largely due to the ongoing shortage in housing supply. Having spent nearly two decades navigating Canada’s real estate and mortgage sectors, I know how important it is to understand these shifts—not just for what they mean today, but for how they shape opportunities and decisions going forward.

Toronto Condo Supply Faces Tariff Exposure
Toronto’s condo market is feeling the squeeze as trade tensions continue to impact construction costs and slow new project starts. As someone who’s spent years navigating both real estate and mortgage markets in the GTA, I’m paying close attention to these shifts. The latest federal construction index reports a 2.1% quarterly jump in fabricated metal costs—a significant factor for Toronto, where many developments still depend on steel-heavy construction. Structural steel alone has climbed 1.8% this quarter, compounding risk in a market already short on new condo builds. With fewer projects breaking ground and material prices marching higher, we’re seeing increased vulnerability to supply-side price shocks. For buyers, sellers, and investors alike, understanding these dynamics is more important than ever as we chart a course through this evolving landscape.

Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
In the Greater Toronto Area, single-family home sales have seen an uptick, thanks in part to the expanded HST rebate. Meanwhile, condo sales continue to lag, highlighting some divergence in buyer preferences. We're also noticing that resale inventory is tightening, which could influence price movements in the coming months. Housing starts have taken a slight dip, and Toronto is piloting AI-driven building permit approvals—a sign of the innovative shifts happening in our industry. With nearly twenty years navigating both the real estate and mortgage sectors, I keep a close eye on these trends to help clients make informed decisions about their next steps, whether they're buying, selling, or refinancing.

Home affordability finds its footing, but rising rates could change that
We're seeing a shift in home affordability across Canada. In August, the average five-year fixed mortgage rate edged up to 4.55%, but so far this has had only a minimal effect on monthly payments. The real story is the improvement in affordability, largely thanks to declining home prices—especially notable in cities like Toronto, Vancouver, and Montréal. Drawing on years of experience as both a real estate and mortgage broker, I’ve seen how these market changes can open up opportunities for buyers, even in uncertain times. Staying informed about both housing trends and mortgage rates is key to making confident decisions in today’s evolving landscape.
