Thinking about taking your home off the market and relisting it to "reset the clock"? Here's what the numbers say.

In September, GTA homes that sold averaged 34 days on their final listing, but 51 days on the market in total once earlier listings by the same seller and brokerage are counted (TRREB Market Watch, Sept 2026).

That 17-day gap is relisting at work. Buyers' agents can usually see a home's listing history, so relaunching with the same price and photos rarely fools anyone.

Relisting helps when something real changes:
✅ Price in line with recent comparable sales
✅ New photos, floor plan and description
✅ Showing feedback addressed
✅ Easier showing access

If none of that changes, adjusting the price on the existing listing is often the better move.

✅ Your full monthly cost: mortgage + condo fees + property tax + insurance
✅ The status certificate: reserve fund, rules, legal issues
✅ Parking and locker: owned, exclusive-use, or rented?

Your landlord is building wealth. Are you?

Every rent cheque pays down someone else's mortgage. Here's what that looks like in the GTA right now:

🏢 Renting: The average 2-bedroom condo leased for $3,013/month in Q2 2026 (TRREB). Equity you keep: $0.

🔑 Owning: A $550,000 condo with $30,000 down at 4.34% (5-yr fixed, 30-yr amortization for first-time buyers) comes to about $2,677/month for the mortgage, and roughly $750 of that builds your equity in year one.

To be clear, owning isn't cheaper on day one. You'll also pay property tax, condo fees and insurance. But in September, 893 of the 1,316 condos sold across the GTA went for under $600K (TRREB). A lot of renters assume they can't buy without ever running their own numbers.

September's TRREB numbers:
• 5,040 home sales, down 9% from last year
• 16,500 new listings, down 14.4%
• Average price $1,006,409, down 5.1%

Most headlines miss one part: new listings are dropping faster than sales. TRREB also says there is substantial pent-up demand, with many households fully planning to buy in the months ahead. They're holding off until they feel confident about their jobs and borrowing costs.
