Ontario & GTA Real Estate Market Snapshot

The market is showing some interesting signals right now.

August begins with a noticeable shift in the GTA housing market.

The latest official TRREB report showed 6,770 home sales in June, an increase of 9.4% compared with the same month last year. At the same time, 17,282 new listings entered the market, down 12.9% year over year. This combination suggests that some of the excess inventory is gradually being absorbed.

The average GTA selling price was $1,058,658, approximately 3.9% lower than a year earlier. Buyers may still find negotiating opportunities, but competition is beginning to return for homes that are priced accurately, presented well, and located in desirable neighbourhoods.

What does this mean heading into August?

For buyers, there is still time to negotiate conditions, compare properties, and make decisions without the extreme pressure seen during previous market peaks.

For sellers, pricing above the market and waiting for buyers to catch up is becoming a risky strategy. Serious buyers are active, but they are carefully comparing every listing before submitting an offer.

The GTA is not moving as one market. Property type, neighbourhood, condition, and pricing strategy continue to make a major difference.
