NEWS UPDATE FOR LANDLORDS AND TENANTS
Ontario RTA & LTB Changes 2026
Stay ahead on new rental compliance requirements.
Effective July 1st, 2026:
Bill 97 Changes: Tenant A/C Rights
Tenants will be explicitly allowed to install portable or window A/C units where landlords do not provide air conditioning, provided the installation is safe and secure. If electricity is included in rent, landlords may charge a seasonal rent increase under certain rules.
Mandatory LTB Payment Agreement Forms
Any rent arrears repayment agreements between landlords and tenants must use the official LTB-approved form.
Higher RTA Penalties Maximum fines increase:
Individuals: from $50,000 → $100,000
Corporations: from $250,000 → $500,000
Effective September 21st, 2026:
Bill 60 Changes: 120-Day Personal Use Notices
Landlords who provide at least 120 days’ notice for personal-use evictions will no longer need to pay compensation or offer another rental unit.
Faster Non-Payment Eviction Notices
The notice period for non-payment evictions is shortened from 14 days to 7 days for fixed-term and month-to-month tenancies.
Bill 97 Changes: New Renovation / Renoviction Rules
Landlords must provide written updates regarding: estimated renovation completion dates delays/changes when the unit is ready for re-occupancy
Tenants must be given at least 60 days' notice to reoccupy the unit after renovations. Tenants gain expanded rights to seek remedies through the LTB if right-of-first-refusal rules are not followed.
