GTA Housing Market Shows Less Inventory in August
There were 5,057 homes sold in August, down 2.1% from August 2025. More importantly, new listings fell 14.1% to 12,075, meaning the supply of available homes continues to tighten.
While the market is still well below the price levels we saw a few years ago, the decline in inventory is something we will be watching closely. If fewer homes continue to come to market while buyer activity improves, we could see more competition and renewed price growth heading into the fall and winter.
The average selling price in August was $993,410, down 2.7% from last year. However, on a month-over-month basis, the average selling price edged higher.
This is an important distinction. Prices are no longer falling at the same pace we saw earlier in the year, while inventory is tightening. If that trend continues, we could be getting closer to a turning point in the market.
For buyers, the question may become whether to wait for more economic certainty or take advantage of current pricing before competition increases. For sellers, improving market conditions could provide more confidence to list, which would give buyers more choice and help keep the market balanced.
The big story heading into the fall is going to be inventory. If listings remain well below last year's levels and sales begin to pick up, the balance between buyers and sellers could shift fairly quickly.
