With mortgage rate relief no longer expected to ease the pressure, the spotlight has shifted to home prices and income growth. Economists predict rates will likely stay the same or even rise a bit in the next year, so keeping affordability within reach will depend more on price moderation. On the bright side, slower population growth is expected to temper demand, while a stronger labour market could give household incomes a boost. What stands out to me in daily conversations is just how much local markets differ: the dynamics for buyers and sellers in Vancouver or Toronto are not the same as in Calgary or Edmonton. As always, my approach is to stay informed and help clients navigate these shifting conditions, focusing on building genuine relationships and finding solutions that fit each unique situation.

When it comes to boosting your home's resale value in Canada, not all renovations pay off equally. Over the years, I’ve seen firsthand that buyers respond best to well-chosen updates—especially cosmetic kitchen and bathroom refreshes. A full gut job in these spaces often means big spending without seeing a full return, but smaller projects like swapping out cabinet fronts, adding quartz or granite counters, or updating fixtures and lighting can really catch a buyer’s eye. Bathrooms stand out when you invest in a new vanity, fresh tile, or a walk-in shower.

Curb appeal also matters—simple exterior updates such as professional painting or installing a steel front door make a strong first impression and are surprisingly cost-effective. Lately, energy-efficiency improvements have become a bigger driver of value, so it’s smart to check whether there are any current federal or provincial incentives that fit into your renovation plans.

Not every upgrade will deliver the same results. Basements, decks, and landscaping tend to have lower returns, unless basement work addresses moisture issues or adds useful living space. My approach is always to help clients focus on the renovations that truly support their resale goals—sometimes, small changes make the biggest difference.

This momentum comes on the heels of a 13% tax cut on new builds, with single-family homes leading the surge. The current HST rebate provides up to $130,000 for homes priced under $1.5 million, but it’s only available until March 2027.
