The Secret Three Neighborhoods Know (That Everyone Else Missed)

Something amazing is happening in Etobicoke while Toronto’s housing market falls apart.

And the reason it’s working has nothing to do with money.

Here’s what’s really happening:

While everyone panics about house prices dropping, three Etobicoke neighborhoods are seeing more home sales than anywhere else.

And that’s because the families buying there aren’t just buying houses. They’re buying back the childhood they want their kids to have.

The families making this happen:

These are 30-40 year olds who grew up in Etobicoke. They moved away for college and careers. Now they’re coming back with their own kids.

And the reason they’re coming back isn’t because they failed somewhere else. It’s because they remember what it felt like to grow up where everyone knows your name.

What they really want:

- Kids who can walk to school instead of being driven everywhere
- Grandparents who live close enough for Sunday dinner every week
- Neighborhoods where kids play outside until the streetlights come on
- Communities where people actually know each other

Why it works when everything else doesn’t:

While downtown Toronto feels like an airport (everyone’s rushing somewhere else), these neighborhoods still feel like home.

And that’s why families in Stonegate-Queensway pay full price while other buyers try to negotiate lower. That’s why Islington parents choose a 15-minute subway ride over downtown living. That’s why Willowridge families don’t mind construction noise—they know what’s coming will make their kids’ lives better.

The thing most people don’t get:

You can’t put a price on your kids actually knowing their grandparents. You can’t negotiate the value of Sunday dinners that happen because everyone lives close by.

What I’ve learned after 20 years selling homes:

Houses don’t change families. Families change when they find where they belong.

And the families choosing these neighborhoods understand something important—your family’s story matters more than what the news says about house prices.

The simple truth:

The best home isn’t about perfect timing. It’s about finding the perfect fit for who your family is becoming.

You're not selling what you think you're selling...

Don't sell features and benefits.
Sell outcomes.

Families shouldn't care about just granite countertops - they should care about Saturday
morning pancakes that feel right again.

Something cool is happening in Etobicoke that most people are missing.

Three neighborhoods just had way more home sales than anywhere else: Stonegate-Queensway, Islington City Centre West, and Richview-Martingrove.

But here's the real story - it's not just because these areas are nice. It's because something big is coming.

The main Eglinton LRT might open this September. But the real play? Construction just started on extending it deep into Etobicoke. Smart families know what this means.
And the best part? Prices in these areas aren't going down like other parts of Toronto.

They're staying steady. That tells you something important - people believe these neighborhoods are about to get really good.

Think about it like this: You buy a house near James Gardens in Richview-Martingrove today. Soon, you'll have amazing transit coming your way. Your kids can explore the whole city. You're not stuck in traffic anymore.

Your home doesn't just give you more space. It gives you more possibilities.

The families moving now understand something simple: where you live shapes who you become. A cramped condo makes you feel cramped. A house near future great transit makes you feel connected to everything.

I'm watching parents buy homes where their kids will have real independence. Where they can work from home but still feel part of the city. Where friends actually want to visit.
The construction is just starting. The good stuff comes later.

Smart families move before everyone else figures it out.

Your home tells your family's story. Pick the neighborhood that tells the story you want.

Most real estate agents start with whatever's on the market. I do the opposite: We start with what your family's actually becoming.

The first step? We sit down and map out exactly what life looks like for you in 5–7 years:

•Are your kids about to be teenagers who'll need space?

•Want to host big family dinners, not just squeeze everyone in?

•Need a real home office, not a laptop on the kitchen table?

I even ask your kids what they'll need as they grow up.

From this, we build a simple 5-year plan—a map for what kind of home will actually fit your family, not just today, but as you grow.

So when we start looking, you're not just buying a house. You're making sure you never have to settle, move twice, or explain why there's never room for anyone.

My clients always say the same thing: "Eric, you understood what we needed better than we did."

That's because we design your family's future first—then find the home that fits it.

Conventional wisdom would have us believe spring and summer are the prime purchasing monthsâ but perhaps we're missing out on the best season of them all.

When it comes to buying a house, we're told spring and summer are best. But could we be wrong?
