Honoured to have been invited to the RECO Collaboration Summit yesterday.

There’s no denying that our industry is facing challenges right now. Trust has been tested, and there are real gaps in how we educate, support, and elevate real estate professionals. As someone who works full-time in the field and has been involved in real estate education, I see both the value in what’s being taught, and where we need to do better.

What stood out most was the willingness in the room to have honest conversations. To acknowledge what isn’t working, share perspectives from the front lines, and focus on meaningful next steps.

Progress doesn’t come from avoiding difficult discussions, it comes from leaning into them. Yesterday felt like a step in the right direction. RECO listened, engaged, and opened the door for collaboration.

The work doesn’t stop here. But if we continue to focus on solutions, accountability, and raising the standard across the board, we can move the needle forward, for agents, and for the clients we serve.

Ever had a buyer ask about a home and realize the listing price doesn’t make sense? I had that experience this week, and it’s one I see far too often. It made me stop and think about a bigger question for our industry.

An online lead reached out about a home in Oakville listed just under one million dollars. After reviewing the comparables, it was clear the property was listed significantly under market value, by roughly seven hundred thousand dollars. That evening, the listing agent held offers. Eight offers were registered, and the end result was the listing price being changed from $999,999 to $1,639,000.

From the lead’s point of view, this felt like a misrepresentation of value. From a buyer’s perspective, it meant wasted time, emotional energy, and lost trust. From the sellers’ side, the strategy didn’t work, and their intentions are now very visible to the market.

The outcome? Frustrated buyers and a listing that lost momentum.

I understand why these strategies exist. I understand how they developed in competitive markets. But at some point, we have to acknowledge the frustration they create and the longer-term impact on consumer confidence. As listing agents, we have a responsibility to ensure the strategies we use won’t backfire, not just for our sellers, but for the market we all work in every day.

At what point does pricing “strategy” start doing more harm than good? If a tactic repeatedly leaves buyers angry and disillusioned, is it really a success just because it was tried? And who ultimately pays the price when trust in the process keeps eroding?

Here’s to a Happy New Year and a 2026 where buyers feel confident, and sellers feel trusting.

Most real estate agents don’t learn how to negotiate in a classroom. They learn it in the middle of their first deals where everything hits at once: fast-moving offers, clients pulling in different directions, sellers changing their minds, buyers demanding clarity, and other agents throwing curveballs. That’s the real classroom.

And too often, new agents learn the hard way: lost commissions, frustrated clients, and shaken confidence.

📢 Real Estate Market Update – June 2025 📢

According to the latest stats from the Canadian Real Estate Association (CREA):

🏡 Home sales rose by 3.6% in May compared to April — the first monthly increase since last fall.
📋 New listings are also up by 3.1%, giving buyers more choice and keeping the market relatively balanced.
💰 Prices are holding steady: The national average home price is around $691,300, down just 1.8% from last year.
