The most valuable thing I learned during 17 years at Universal Music had very little to do with music.

It wasn’t A&R. It wasn’t marketing. It wasn’t working with artists.

It was seeing how a world-class organization built systems.

Looking back, I didn’t realize how much of that I’d carry with me into real estate.

Great businesses don’t rely on people remembering everything. They build processes that create consistently great experiences, even when things get busy.

That’s something we think about constantly at Lara Group.

The industry may be completely different, but the lesson stuck.

The best client experiences rarely happen by accident. They’re designed that way.

Something interesting happened in the GTA real estate market in July.

Sales were pretty much flat compared to last year.

But more than 3,100 fewer homes came to market.

That’s the number we’ve been paying attention to.

Buyers still have choice, but we’re starting to see what happens when that choice gets a little thinner. The right homes are getting more attention and, in some cases, more competition.

It doesn’t mean the market suddenly flipped. Far from it.

But after a long stretch where buyers could afford to take their time, it does feel like the balance may be starting to tighten.

We’ll see what the fall market brings, but this is one trend I’ll be watching closely

One of the more unexpected things that’s happened over the past few years is that people have started collecting our postcards.

We never really planned it that way.

Every few months we create another design inspired by South Etobicoke, and somehow they’ve ended up on fridges, bulletin boards, office walls…and even framed in a few homes.

Here are a few of our favourites so far. Looking back, it’s pretty cool to see how they’ve evolved. Which one is your favourite?

Some homes are beautiful. Others are unforgettable.

This one has carved entry doors, cedar ceilings, not one but two sunken living rooms, and yes…a zebra bathroom.

It won’t be everyone’s taste. But homes with this much character and confidence are becoming harder to find.

Halfway through the year, one of the questions we hear all the time is:

“What do you think is going to happen with the market?”

The truth is that none of us has a crystal ball.

What we do know is that markets rarely change all at once. They change one decision at a time.

One family decides it’s finally time to move. Another realizes waiting isn’t getting them any closer to their goal. Enough of those individual decisions eventually become a trend.

That’s what the market has been feeling like lately.
