Royal LePage just dropped their Q1 2026 GTA Housing Market Report.

And honestly, if we’ve spoken recently or you’ve been following along, none of this is new.

What they’re seeing in the data is exactly what we’ve been feeling on the ground:

- buyers are more selective
- condos are where the opportunity is
- buyers and sellers are being more calculated

For first-time buyers, it’s a big step. It always is. Like getting married or having a baby, you can plan for the perfect moment, but at some point you just have to jump.

The question we’re getting a lot right now, “is this the bottom?”
The reality is, that’s almost impossible to call in real time.

What you can do is recognize when there’s value in front of you and right now, especially in the condo market, there is.

If you’re looking for a place to actually live in, not just a quick flip, this is the kind of market where you can make a smart move.

One thing we’re watching closely: mortgage rates have been edging up over the past few weeks and will likely continue to rise.

So if buying is even on your radar this year, getting pre-approved and locking something in now isn’t a bad idea. Then get out there, see what’s available, and start getting a feel for the market.

What’s Happening in Toronto Real Estate - Fall Update

The numbers are in, and they’re making history...for all the wrong reasons:

🔹 2025 has officially delivered the lowest year-to-date sales (Jan-Oct) in GTA history.
🔹 7 of the 10 highest monthly active listing counts ever recorded happened this year (including October).

The autumn market is feeling… frosty. Average days on market have stretched to 50 days - a big shift from the blink and it’s gone energy of early 2022.

Sellers: Strategy matters more than ever. Presentation should be a 10/10, pricing needs to be real (not nostalgic), and advice should come from people working deals, not watching from the sidelines.

Buyers: You’ve got leverage. Negotiation power is strong and contingencies are back on the table - use them wisely.

📊 Sales volume is down, listings are up, and confidence is low across the board. We’re in a market-wide staring contest, and no one’s blinking.
