Buying a home is one of the biggest purchases most people will make in their lifetime. So not because you can afford it doesn’t mean that you should! Planning On Selling? Price Correctly!

It’s not uncommon for sellers and buyers to disagree on price. In fact, it’s the main topic when negotiating offers. So how can you tell if buyers are just being opportunistic or if your expectations are a bit unrealistic? Here are some things to consider.

The activity in the first two weeks of your listing being live will tell you a lot. If your home is getting a lot of showings but little or no offers, it could be a sign that you’re about 3%-5% off the mark. If there hasn’t been a lot of showings and no offers, you’re about 5% or more off the mark. If there’s been no showings and no offers, unfortunately you’re way off the mark at about 10% with your listed price.

There’s a misconception that sellers dictate the market and how much a house is worth. The truth is that it’s buyers. Buyers determine how much they think a house is actually worth based on how much they’re willing to pay for it. You can list your house for whatever you want but if no one is going to buy it at that price then it’s not a true reflection of its perceived value.

Pricing being done correctly the first time it is listed is imperative because the longer a home sits on the market, buyers start questioning what might be wrong with it and it becomes difficult to sell. There are different pricing strategies that are successful based on the current market trends, so make sure that you understand your neighbourhood and market activity so you don’t get left behind!!
