Here’s what to weigh before you sign:

That’s what many people assume.

But during our recent webinar with Sonia Ojha from Amica Erin Mills, we reviewed a comparison chart that really opened people’s eyes.

Because once you add up:

✔️ Maintenance
✔️ Groceries
✔️ Transportation
✔️ Healthcare visits

…the cost of staying at home may not be as different as you think.

The goal isn’t to convince everyone to move into retirement living.

It’s simply to help families make informed decisions based on the full picture — not assumptions.

Selling your own property? Disclosure may not be enough.

Most agents know that when buying, selling, or leasing a property in which they have an interest, they must provide written notice and obtain acknowledgement from all parties before any offer is received.

But RECO Bulletin 3.4 goes a step further.

When an agent is selling or leasing their own property, RECO's position is that the conflict of interest is too severe for the agent to represent the other party in the transaction. In other words, disclosure alone does not make it acceptable to "double end" the deal.

The same concerns can arise when the interest is indirect. Examples in the bulletin include transactions involving close family members, such as parents, where the agent may have a personal interest in the outcome.

The bulletin also reminds agents that:
✔️ Disclosure must be provided before any offer is received.
✔️ All parties must acknowledge receiving the disclosure.
✔️ Agents must disclose facts within their knowledge that could affect the property's value.
✔️ Details of any personal benefit, financial interest, or unique offer terms must also be disclosed.

If you decide to buy your seller client's property yourself, you can no longer represent that seller in the transaction. An independent representative must step in.

The takeaway? If your personal interests are involved, ask yourself whether disclosure is enough, or whether the conflict is simply too significant to manage.

The GTA housing market continued to tighten in May.

✅ Sales increased 6.3% year-over-year
✅ New listings decreased 18.9%
✅ Inventory levels continued to decline

While buyers still had negotiating power this spring, fewer listings and stronger sales are creating more competition in many neighbourhoods.

The average GTA home price was $1,069,700, down 4.6% from May 2025, helping improve affordability alongside lower borrowing costs.

What does this mean?

🏡 Buyers: More opportunity than we've seen in recent years, but the best properties are attracting increased attention.

🏡 Sellers: Market conditions are improving. As inventory continues to tighten, pricing is expected to stabilize and potentially begin trending upward.
